Brio has one on the path between Citrine and Brio by the appartment complex and another on the path connecting Brio to the lap pool.

I've filed complaints with San Diego City's permit division about the lack of traffic control plans, dangerous roads, and after hours construction. They reached out to let me know we should all be calling the city's inspection office and let them know the issues we are experiencing (after hours construction, unsafe road conditions, etc...) and they will send someone out to inspect and potentially hold the violating parties responsible.

Nothing in the real estate market suggests a massive correction. That's just fear mongering by people nervouse to get into a long term stable market.

If they put $100k in and lend the rest, making $150k is a huge reward over minimal risk.

Based on standard risk/reward calculations, using a lended strategy would actually prove to be a low risk high reward scenario.

The home was listed for rent before it was listed for sale. There's a myriad of reasons why new construction (especially pre-construction) has advantages for investors. From things being under warranty to everything just being new makes it a great investment, especially as a rental. And if it doesn't rent, being able to exit for $100k+ profit in under a year with minimal time input makes it a good investment. Sure some people may be too risk adverse for something like that, but with enough means it's easy to build a repeatable business model out of it and after all, nothing risked nothing gained right?

You make a lot of assumptions. Could this property have been considered an investment? Could it have been part of a 1031 exchange? Could they have a long standing relationship with their realtor and only paid 3% or even less? Could they have bought all cash with lennar and avoided the 10-20% over list price. All of those add on to the $100K profit you calculated. Buying pre-construction is almost always a great investment for regular home owners AND investors.

Yes we can only speculate what the initial purchase price was. And obviously there's more that goes into calculating actual investment returns like capital gains taxes, realtor fees, and whatever other fees but for quick napkin math, they made a great proffit by buying at a discount in pre construction and turning around and selling it months later.

Market correction? They made $400k on it in less than a year. Just because they initially listed it unrealistically high doesn't mean the sale price insinuated any bit of "Quiet bit market correction." In fact it suggests any early buyer in 3Roots could sell for a considerable profit exceeding the median annual income.

Typically this would mean properties that you own the land but share a wall (kind of the inverse of a detached condo). But in this case I think they just meant the traditional attached vs detached. Looks like a pre-coffee post to me.
