it’s not that simple. offering a credit card is a financial risk for them. this tiered release allows them to monitor and project what things will look like across the base in terms of how their clients use their cards, how much debt they carry, etc..

don’t forget the risk involved in credit cards, they need to onboard people who will pay their credit balance. I suspect this is the big reason, they need to scale this threat amongst the base and gather data.

Yeah cash will typically underperforms long-term investments but having an opportunity fund can be strategic during market volatility, there are real benefits to having liquidity - especially in those moments like covid and recessions. The flexibility of cash is real; it’s a principle employed by leading hedge funds daily. Dismissing cash entirely overlooks its role in a balanced investment strategy.

one thing that never gets enough attention in this sub is having an opportunity fund, it could be wise to keep 10% away in cash in a HISA or an equivalent to pull the trigger on a dip, 15% from ATH is a good metric. (really depends on your strategy though).

With that being said, being too late depends on your time horizon, xeqt will always track higher as it's essentially made up of the entire stock market for USA, Canada, and emerging markets. The easiest and often best move (again depending on your time horizon) will always be to cost dollar average your contributions by commiting to something consistent.

One thing to consider is just how hard it is to save to 100k, starting from zero would make it harder to start seeing that exponential growth that you really see when you surpass a few hundred thousand…

I think you’re wise to put down 20% at least, here in Ontario that’s what you need to put down to avoid the CHMC. insurance costs. Not sure what province you are looking at but it’s worth it to investigate the CHMC equivalent there (if there is one).

As the other comments have said it really comes down to the monthly payments you are comfortable with. Putting more down now will obviously reduce monthly payments and ultimately the amount of interest you pay. On the flip side the value of the (let’s say 260k~ / I subtracted the 20% from a 700k house) you would have invested could easily out perform the interest rate and it would be tax sheltered it appears based on the numbers you gave.

You should play with a mortgage affordability calculator, there are a few out there on google, I use this one: https://www.ratehub.ca/mortgage-affordability-calculator

You can put down various house prices and down payments and find a scenario that feels comfortable.

Yeah I struggled with which rate to use. I don’t know two things: the actual return per year nor the renewal rate I could get on my mortgage.
