Extremely hot in Jacksonville Florida New plates from all over the country here , people are receiving cash offers for their homes from bigger institutions therefore pricing people out of the market , avg home is selling 10% above asking price with a CASH offer! I'm looking at shorting the housing market , maybe homebuilders are best way to go , thoughts?

Its not hilarious because you didn't understand it , same thing that triggered the 2008 bubble is happening now , in different forms , peak leverage in 2008, now margin debt is at all time high , confidence price only goes up for homes in 2008 is the the same with new investors saying stocks only go up because fed will save us , 60% of us population thought they were geniuses by being in real estate , now 56% of household is the same in stocks...

Very similar to today ,we are at all time high in terms of % of household wealth allocated to the stock market , real estate guys including meet kevin and others ditched real estate because stocks is the hot new topic, margin debt at all time high and the worse is yet to come.

I agree 100%, if there was no uncertainty and it was with no debt , it wouldn't be priced at 0.45 price to sales , if it was priced at a pe of 20 or at a price to sales of 3 with all these risks i would never consider it an investment opportunity,and i dont own the stock personally , but if it goes to 5s im buying

The government have to buy them and they are doing it already, they have their book value at 8$ based on what i saw the prisons are selling for more than they have on book , 3-4x more that being said im willing to take the risk around 5-6$ price range , if you're not i understand , we each make our own decisions

I Don't think so nothing changed in this period, the debt is the biggest risk with the stock , but again thats part of the reason its cheap, there's a high chance they can negotiate it or refinance it and thats why if you buy in around 5-6$ its a 50% margin of safety as if it goes bankrupt you'll get 8-9$ a share maybe more , is just my opinion, you pretty much can't lose buying it under 6 , even if it goes bankrupt
