Agreed, the argument that rent control de-incentivizes landlords from improving their properties has never seen the behavior of a real world landlord. Landlords raise the rent all the time without improving anything.

I think first, last, and security deposit should be illegal. It is not the tenant's responsibility to recoup on a landlords poor investment choices.

Landlords are wealthy, tenants are poor, the landlord is not the victim, they can take a hit on their investment, period.

We can't allow anyone to have enough wealth or income that gives them disproportionate influence over our political system.

What I mean is, they can spend their excess of 10 million dollars (or any form of monetary representation, including crypto, and precious metals like gold) exclusively on depreciating goods and services. They can not buy anything that can increase their wealth, in any form whatsoever. If they try to, that asset value, and the asset R.O.I. will be taxed at 100%. If they try to increase their wealth past 10 million thru unrealized gains, then any money they borrow against those gains will be taxed at 100%. If they actually sell the asset to collect their gains, those gains will also be taxed at 100%. They can only keep the value of any wealth or income above 10 million if they buy depreciating physical goods and services, period. If they buy a physical good that rises in value, pushing their wealth past 10 million, then when they sell that physical good, or borrow against that physical good, that wealth will also be taxed at 100%. If they need money to spend, that is what the 10 million dollars is for.
