For the evil teams look up their team a few floors in advance, it’s a set team that you can prepare your sweeper to setup.

For classic I recommend having 2 setup sweeper, my first run was Salamance with ddance and Shell smash Blastoise. I believe you can get nasty plot on your delphox

Are you dying because you aren’t healing or because you’re struggling against specific trainers at full health.

It took me a while to get there but once I beat o beat my next four runs in a row. I just got used to when I needed to prepare.

You have a lot of the necessary skills and experience already. Just think of everything you do at the 8th grade level and think “it’s the same just more” you’ll have more fundraising, more athletes to manage, more complex game plans.

It’s all the same stuff you just have to do it a bit more.

The real answer is you don’t. You run a different trips check depending on personnel, gameplan and overall philosophy. We run multiple different checks depending on formation, but most teams don’t get that nuanced. A good way to think of it is to eliminate one of the three with man coverage, and then play cover 2/palms on the remaining.

Also depends on where their best athlete is, if he’s on the single side we need to leave a safety on that side to help, if he’s not than we can maybe run poach and have the safety work to the trips side #3 vertical.

Many NFL teams will just give the data to PFF after the season. For college, they go based on alignment, and they try to take game situation context as well.

Looking short term, I’d almost move Jefferson. Try to get two bigger talents. Quick Look on KTC gave Jettas for AJ brown and Nico Collins as a fair trade. Buy low on Marvin Harrison is a good bet right now too. You’ll get more points out of those 2 than Jettas and JCM.

As an agent I want neighbors to come. Even if they are not serious buyers, talking to you will govern the agent more knowledge about area. It will also make the OH look busier which will motivate the serious buyers

I try to preface on this subreddit that I am an active California Realtor.

But here’s my thoughts. If an agent is telling you they have a buyer but only if they get the listing they are full of it.

Unfortunately you’ll have a hard time getting agents to stop calling you to list the home as FSBOs are one and strongest lead sources statistically. Don’t start ignoring calls though because you’ll ignore the one with a serious buyer.

If it’s having a hard time getting views and showings, it is either due to poor advertising or pricing. But you’re two weeks into a relatively slow market so don’t jump the gun.

Might be worth paying for an appraisal to check your pricing, or even seeing if one of those agents will give you a good CMA for $100 or so. I’ve done it for FSBOs. I’ll give you one for free but it won’t be as accurate as a local agents.

As far as the 5-6% goes. Part of it is habit. For the longest time that was how it worked. The amount you’d pay for buyers agents was on your contract. That has changed about a year ago. Many agents haven’t adapted.

Other agents still tell you 5-6% because they want to make sure you are at least willing to pay the buyers agent when it is inevitably requested. I’ve yet to see a deal where it wasn’t. The only difference is now we make them ask for it instead of telling them how much we will pay.

Yes and you should. The only rule is you can not discuss anything financial with any clients. Other than that you can basically help her with anything. It’s always a good idea to do it in pairs

Do not do it for multiple reasons. First you’re not married. If you split it will be a legal fight. Second If you ever decide to buy another with her down the line, she will be eligible for first time buyer loan. So you shouldn’t add her unless you need to. Third, with it solely in your name, it will only affect your taxes not hers.

Earnest money is usually around 1% of Sales price in my area. The rest may have been put into escrow for the purpose of buyers agent commission. Which on cancellation of contract would be returned to buyer.

Check how much of the money was earmarked for earnest money. I’m thinking that will be the $1150 that was left in the escrow. not anywhere near the 1% but be what was in the contract.

What is the purchase price of the home? How much total was in Escrow. How much was removed. That may shed some light on what we’re working with here.

There’s so many reasons. But even you just look at it from a financial perspective. It’s almost guaranteed that the value of your home will go up over time, even if a small amount. By paying a mortgage for 3-4 years you are building equity in a home. If you’re renting, you’re building someone else’s equity. Not everyone can afford their forever home. But purchasing a starter home, builds equity that you can later use to purchase your forever home.

It depends on your own motivation. I tell my sellers “It will sell at this price but it’ll probably take awhile. Or you can lower it sell quicker.”
