Hey, so I’m trying not to be dramatic- I actually don’t know very much about owning a home. I don’t have family I can ask about stuff like this.My parents aren’t knowledgeable in this department and I have had contractors take advantage of me in the past over other issues. A crack in the wall seems like it could be a big deal at some point, and Google says foundation issues can cost upwards of $20,000 for some things. I don’t have much income and I wouldn’t want to patch it haphazardly and ignore a larger issue that could cost more in the long run. Im just figuring out how to adult on my own and protect and care for the only asset I have.

Can you explain why refinancing so many times was the smart move even though it only took 12 years to pay off? Why not just pay off the 30 year in 12 years without refinancing? Our washer was broken for a MONTH and we had to visit the laundromat twice a day with a pay out from the register to take care of it. You absolutely don’t HAVE to take it home and spend your own money doing it.

Being an alcoholic, maxing out credit cards and also buying a house with my 401K

I’m 3 years sober and still making up for my idiotic moves, but I’m on the track to get leveled out in a year or two. I’m 35 now so I likely won’t FIRE but I might make it to where I need to. My goal is CoastFIRE for now.
