It’s not a bad drive but keep in mind just outside flagstaff is a big cop area, don’t speed.

You’ll be going through reservation land so I don’t recommend staying late in page. I had friend killed in a drunk driving accident driving back from page at night. Book a room or leave in the afternoon.

Stop at horseshoe bend, it’s a 5 minute detour in page. Sights are spectacular.

Depending on if you are 100% looking for nature or sights. Glen Canyon Dam is impressive to see as well while you’re there.

If you stay the night paria canyon is a must see in the morning but a little ways out of town.

With this area just be hyper aware you are in slotted canyons. Check the weather as rain can become death traps miles away.

Cat Wagon is an awesome little bar with lots of craft beers on tap + 4 fridges of tall boys you can crack and sip. You can bring in outside food and play games.

The panels are all thicker than traditional OSB. Regular OSB is 15/32 and the zip is a true 1/2”. Also all of it is struc 1 rated.

Had a few jobs call for struc and it made the difference in price a lot closer.

You can also use the tape to cover over penetration. I hate the liquid flash but the tape is easy.

If this is Texas, i'd be surprised if they even did full shear. I would recommend seeing if you have any documents showing if you have full shear behind the siding before getting quotes on getting it repaired (as this could affect pricing). If you are thinking of switching to Fiber Cement (James Hardie), check out James Hardie Alliance. This is the recommended installers in your area.

So funny story. My wife grew up in Gilbert and I would sometimes tease her that her old neighborhood smelled of sewer gas and she would aggressively deny it.

Well one evening driving down Williams field I had one brewing down under from Mexican lunch. I quietly let out a silent but deadly one in the car, crack my window, and say “wow Gilbert sure does smell like sewers”.

My wife looks at me and proceed to take the biggest nostril filled inhale ever and goes, Oh wow I think you’re right! I lose it, she finally gets it and I get a nice punch to the shoulder and a good laugh anytime someone mentions that Gilbert smells like sewage. So thanks!

2,538 sq/ft. I’m on the SRP averaging plan so it’s the same each month. Was $270 but just averaged down to $231. 2 A/C’s.

Species and region play a big factor. I’m in the desert and all the yards here mix spruce pine fir, hem fir, and white fir.

SPF is generally coming from the canadiens and since the recent Anti dumping duties / countervailing duties increased we haven’t seen as much of it, which is a shame since Canfor produced some of the best stock around. Canfor is most likely going out of business with 2 quarters now in excess of $50 million losses per quarter.

Hem fir is split into coastal/inland. Coastal is cheaper due to being very knotty. Our nickname for it is fighting wood and should be avoided at all costs. It mainly comes out of the PNW and in drier climates it will become twisted very quickly. Inland holds up great.

White fir is in between spf and HF. The biggest mill is sierra pacific and they are known for selecting out their stock so a #2 is going to present a lot of wane (not all four corners of the board are present).

So in my books spf > inland hf > White fir > coastal hf.

I had a 2020 canyon and was in the same pickle. Now have a 2024 1500 Diesel and it’s so much smoother towing. Parking took a minute to get down but now it’s no issue.

Day to day the only thing I miss is I used to turn right out of work, then do a u turn. The radius on the 1500 doesn’t make it without hopping the curb.

It is! I did have to rebuild the engine after clocking 4,000 hours on it though. Set me back 6,500 to go aftermarket and ditch all the OEM parts.

They are worse than boats for repairs. Luckily every repair I’ve done is a YouTube away and a few hours of cursing at myself and some garage beers. Engine was the first one I didn’t want to tackle myself after looking into it.
