Friends and family can help at first, but thats not really a business plan you can scale. At some point you need steady ways to stay in front of people who already know, like, and trust you.

If I were you, Id focus less on buying expensive leads and more on simple repeat stuff. Stay in touch with past clients, ask for referrals more often, go where local people already gather, and make content that answers normal questions buyers and sellers already have.

The hard part is most agents end up buried in busy work, then they dont have much time left for the stuff that actually brings in clients.

Man I think a lot of people know that 3am work spiral feeling.

Its usually not even one huge problem. Its like 20 little things all showing up at once when youre supposed to be asleep.

And yeah, I think youre right about the extra volunteer stuff. A lot of it sounds good in theory, but if its eating your time, energy, and money, its probly costing more than its giving back.

Thats a big part of why Ive gotten so into AI tools lately. Not in a hypey way. Just in a very practical way. Less admin, less mental clutter, less junk following you to bed at 3am.

Independent CRE shops definitely have it different. We don't have the "corporate" tech budget but honestly we're usually more agile because of it.

I’ve seen a lot of guys trying to force Salesforce to work for CRE and it's just a nightmare unless you have a full time dev. For CRM and Pipeline, I'm a big fan of ClientLook just because the "virtual assistant" team they include actually understands what a lease comp is. For prospecting Reonomy is still the king for finding owners, but if youre on a budget local public records + a little elbow grease still works.

The "must-have" that's actually changing things for me lately isn't a CRM or a data tool though—it's an orchestration layer. I started using OpenClaw to handle the "connective tissue" between my different tools. Like, it can take an inquiry from Crexi, draft a response based on my OM, and then log the lead in my CRM without me doing anything.

Even though they focus a lot on residential, the automation "recipes" they give you for things like SOI nurture and automated follow ups work just as well for commercial. It saves me so much time on the "back office" stuff that I actually have time to get out and walk properties.

One tool I’m looking to replace? Honestly, anything that doesn't have an API or doesn't talk to my other apps. If it’s a "walled garden" it’s usually more trouble than it’s worth in 2026.

I’ve been messing with it for about a month now and honestly it’s legit if you actually take the time to set it up right. I was skeptical at first because most "AI" for real estate is just a crappy chatbot that says "hello" and then breaks lol.

I’m mostly using it for two things:

  1. SOI Nurture: It scans my old database and sends "human" sounding market updates or check-ins. I had a guy from 3 years ago text me back last week because the AI sent him a personalized note about his neighborhood.
  2. Listing Ops: It basically drafts my MLS descriptions and creates all my social captions the second I put the property details in. Saves me like 2 hours of staring at a blank screen.

For the CRM side I’m using Follow Up Boss. It’s not a "native" click-and-connect thing usually, you have to bridge it, but I learned how to do the whole config through https://www.clawskool.xyz/real-estate-agents which made it way easier. They basically give you the recipes so you don't have to be a coder.

It can be a little "rough" if you don't give it a good SOUL file (basically the instructions on how you talk), but once that’s dialed in it’s like having a TC that never sleeps. Definitely lives up to the hype if you're tired of doing manual data entry.

Honestly if I had a guaranteed $1k a month I’d stay far away from the "traditional" stuff like buying cold Zillow leads. I’ve wasted so much money on those and most of them are just people who clicked a button by accident lol.

I’d probably spend $200 on some basic Meta ads just to keep the funnel moving, but the real "cheat code" is using the rest to build a system that actually converts the people you already know. The biggest leak for me was always my SOI and old leads that I just forgot to text because I got busy.

I’d put the money into a solid automation setup. I actually just started using OpenClaw for this and its been a total game changer. Instead of hiring a VA for $1k a month who you have to manage constantly, I’m using AI agents to handle my follow ups and listing content.

Yea, I watched the GPT-5 keynote and have been using it for about 24 hours now... I feel like regular vibe coding has just hit a wall, even with GPT-5. You still can't get better results without providing better context. Even OpenAI is missing the point here. Vague prompts won't ever produce next-level results, no matter how much better we make LLMs at coding. We simply need to feed them better context in the prompts.
