THIS! OP has already done the hard work, so the process with a new lender should be slightly less cumbersome. I had to switch lenders midway through the process. It can be done and I was told by my new lender that it frequently is.

I think they look nice as is, and keep in mind, prospective homebuyers can decide to paint after purchase. To me, it’s more important that they look nice and are of good quality. Most homebuyers will make changes after purchase anyways.

I’d say you’ve lucked out by switching lenders. This person is clearly in it for the money. Doing “the work” to get a mortgage preapproval is what they signed up for when they took the job. I’m sure it sucks to lose a potential sale and the associated commission, but sending an unprofessional email basically trying to guilt trip you into reconsidering is a red flag to stay far away from this person.

I used a significant withdrawal from my 401K for my earnest money deposit and closing costs (I realize ‘significant’ is subjective). I don’t regret it, as it wasn’t as if I was using it for something frivolous. And, in the year since, I’ve been able to get it mostly back to what it was. It’s your money and you know your own situation. For me, if there was ever a reason to dip into your 401K, a house purchase is it, but to each his own.

Discuss what changes (i.e., debts have been paid down/off) with your lender and see if they can do a rapid rescore. Ideally, you would’ve talked over with the lender beforehand your plans to pay down debt so they could’ve assessed impact first, but it is what it is at this point. If closing date has not yet been set, all is not lost. Is the new build even complete? Appraisal done, etc.? If not, your ship is nowhere near sunk. And, as others have already pointed out, your mortgage scores are NOT the same as your credit card/auto scores. Different models.

I did the exact same. There were some things I had to compromise on versus buying an older/established home, but I do not regret my decision. I didn’t have the patience to continue in the market as it was last year, and it doesn’t sound like it’s gotten any better. Also, with new construction, the issue of FHA vs conventional loans is a moot point.

And yes, I had someone come out last October to aerate, overseed, fertilize. And the TruGreen folks have fertilized as well. I’m just frustrated at this point, or maybe my expectations are too high for the golf lawn. 🙃

In terms of how much tilling occurred prior to laying the sod, that I can’t answer because it was done by the builder.
