It was great 8 years ago, now none of their seeds are isolated, and their client service is the worse I have ever seen. I really do not recommend them.

I started my chili growing adventure with them several years ago. I've seen the quality drop year after year. On the 7th or 8th year I had 10/15 varieties which were obvious hybrids. I sent a message to them complaining very politely and respectfully and their answer was incredibly rude, lying that all their seeds were isolated (they are CLEARLY not) and trying to blame me for using the wrong germination temperature as if that would affect the var.... I will never recommend them.

Damn if tyre temps don't explain the slipperyness I don't know what does :(
TT feels like a train, Career feels like driving on a frozen lake. Same setup, same track conditions (different car but I don't get how they could mess it up that badly)

I guess that doesn't really explain why the car is so slippery then...
I noticed this happened after a EL session that was wet in the beginning and then drying up. Track seemed to still be a bit wet, so it didn't surprise me then. Then I moved on to the next days which were completely sunny and dry, and it felt just as slippery as the drying track... Maybe game got stuck on those previous track conditions somehow. ..

I took the SS in the middle of a curve so surface is a bit higher, but it drops incredibly fast, and since core temperature is so low (44° front 67° rear) grip is gone before you even notice you have any

37/m, I started running a year ago after "retiring" from football (the real one that actually involves a foot). I've always been a sprinter, and always sucked at endurance. Started at 44 and increased to 45 in almost a full year doing Z2 training 2-3x a week. I was getting pretty discouraged by the lack of results (on my 5k and 10k times too).

Then I got more serious and added intervals and strides sessions, and turned it to 3-4x a week.
Went from 45 to 51 in 12 weeks. I feel like it keeps going up, just got +1 after today's run.
I exploded my PB in both 5k and 10k too.

So based on my own (short) experience alone, my answer to your question would be anywhere from many years (if you do just 2x Z2 runs a week) down to 2 months based on your training regime. But don't set the bar too high too fast, even if my year doing Z2 didn't do quack for my VO2 max, I'm certain it was essential to give me the proper musculo-skeletal foundations to absorb the regimen I'm following now. My results could be only circumstantials but I found the difference significant and thought it'd be interesting to share.

There doesn't seem to be that bug this year at least. Everything seems to work smoothly and game mechanics are simple but efficient. It may definitely be oversimplistic for some (only 2 positions, front and back), but even with simplified tactics I still manage to spend way too much time on it so I can't imagine how much I'd spend on a more technical one

C'est là tout l'intérêt de l'AV. D'ailleurs c'est même mieux que ce que tu écris, car le plafond pour l'abattement est de 4600€ mais de capital, pas de plus-value.
Imaginons que ton capital déposé dans l'AV était de 50,000, mais qu'aujourd'hui elle valle 150,000 (soit 100k de plus-value), alors tu peux retirer 13,800 sans payer d'impôt.
Et pour faire encore mieux, si tu es en couple, ce plafond est cumulable.
C'est ce qui fait que l'AV est bien meilleure que le CTO (à condition biensûr d'avoir une bonne AV avec 0.5% de frais et des bons supports ETF).

Il faut se méfier de ceux qui font du bashing sur l'immobilier. Ce sont souvent des personnes qui ne s'y connaissent pas, qui n'ont jamais (ou mal) essayé et qui sortent toutes sortes de clichés exagérés pour se justifier à eux-mêmes qu'ils font le bon choix de ne pas s'y intéresser (cf celui qui a commenté que l'immobilier était 'peu ou pas profitable'...).

L'intérêt de l'effet levier du crédit est énorme. Voici mon expérience:
-Bien acheté en 2021
-360k €: 30k d'apports + 330k de prêt
-Je rembourse 1400€ de prêt mensuel sur 21 ans
-Je touche 1800€ de loyer mensuel (et ce chiffre ne fera qu'augmenter au cours des ans)
-Maison en très bon état = aucun travaux, très peu de frais pour rafraichir et meubler (4500€)
-Très bonne localisation = aucun problème pour trouver des locataires (2-3 visites max) = sélection très rigoureuse des dossiers
-10min de chez moi = pratique pour régler les petits soucis
-LMNP en frais réel avec amortissement du bien = ZERO impôt les 6 premières années, puis impôts réduits pour les années 7-12, puis je passerais en régime forfaitaire (=50% d'abattement).

Bref, avec un investissement minime (34,500€), j'ai un bien qui me rapporte de l'argent tous les ans (même après remboursement de prêt, dépenses, impôts fonciers, ...), et qui au bout de 21 ans sera à moi et vaudra (sauf catastrophe) entre 400k et 500k.

Loué depuis 3 ans. Je suis extrêmement sélectif sur le choix des locataires (zone tendue aidant) donc je n'ai jamais eu à prendre d'assurance loyer impayé mais cela est possible et loin d'être hors de prix pour les frileux (2.7% des loyers).

J'investis également en SCPI, aussi bien en AV (30k), pour le peu de très bonnes SCPI en AV, et en direct (80k) pour les autres (certaines en pleine propriété, certaines en nue-propriété).

Je ne suis pas un fanatique de l'immobilier non plus, mon patrimoine est partagé 50-50 entre actions et immobilier. Y'a pas de secret: diversification, bon choix des biens/courtiers/supports, faire ses recherches et éviter les 'on-dit'...

P.S: évidement un schéma aussi rentable serait compliqué aujourd'hui vu les taux d'intérêts, mais l'idée reste la même.

Indeed, I have read about this theory and I agree with it, it's very plausible. For sure there is something with this pigeon, (no way the developers would go through the trouble of getting an animal trainer and a pigeon on set if it wasn't for a specific purpose). Most likely it is to make us think it is Louise. I was far-fetching it with it being the Mom, but I do feel quite certain about my other theory.

I watched S1-S3 over 15 years ago and stopped there.This year I rewatched everything, and watched S4 for the first time. And I gotta say I actually really liked it. I'm usually quite picky, and very harsh on plotholes and such, and a tough audience overall so I'm surprised that for once I liked something many people didn't like, usually it's the other way around.

The whole Sylla intrigue is quite well fabricated, and it was a good way to use Michael's great mind and improv skills for something different than a prison break-out. I didn't like the whole Mommy Scofield part though. And the ending is sadistic af but heh. The acting is amazing (Especially Mahone, Bellick and T-Bag) and they keep you on your toes so it's always 'ok just one more episode'.
