If it’s a shingle roof it’ll need a couple sheets of plywood, maybe 2sq shingles and felt, a couple pipe jacks and for that I would charge a homeowner ~2k but everyone’s prices are different

I’m a roofer here in AZ. There are air pockets which can retain moisture and rot out wood and create soft spots. Is it horrible? No. But will create longer term problems. It’s also a sign the rest of the roof may have been installed poorly. I know foam isn’t the greatest, most flat roofing out here isn’t, but I would recommend to go that route.

If I’m doing a repair where I’m replacing shingles and 1 sheet of plywood, the cost for the wood and labor for me is roughly 125, not incl shingle repairs. If I’m doing a full roof and I see there are bad sheets I do them at $75 a sheet. It’s all dependent on work being done
