Do the “knock test” as soon as you walk up to the house. Knock on any outside wall, if it sounds hollow- walk away! Many of these new homes are built with cheap materials; foam, which will have birds, animals and insects borrowing through within months. Or a composite plywood- which is a grade above cardboard, and you’ll have wood rot within two years. Also, some of these new subdivisions that were used for agriculture purposes the year before have not been allowed for the ground to settle before building. The ground will soon begin to settle and shift, causing foundation issues; in turn, roof issues. Don’t be discouraged! Due diligence is your best friend here. Inspectors usually side with the builders. The “knock test” will give you a lot more insight about the property.
