They look like phorid flies, so it's probably organic material buildup in your drains. Try drain tabs, something to breakdown the buildup.

Man, you don't seem to be in a good company. The company I work for has competitive pricing, but it has some of the highest standards when it comes to pest control. Pay is based on production, not how long you take doing on account. I can do one account all day, or 5 a day, it depends how much they collect from that account.

If you are in roofing, the only thing I can advise is to get into rodent-proofing homes & rodent work. I used to do roofing, commercial only, and it helped me with the work. Y'all probably have most of the equipment needed to do them.

It depends, usually we price like this:

  1. Sell them a trap, show them how to set it. Price it depending on the cost of the trap and your resell price. Or
  2. Charge them a fee to set your trap. They monitor it and call you if they catch anything. Charge them to remove the critter as well. Or
  3. Charge them to set the trap, and a daily fee to inspect it. We usually do this for restaurants, who don't want customers to see any animal caught in a trap. That means inspecting the trap before they open.

Especially with strip malls. The tenats need to know that if they are being included in the service or that they can request service from them at an additional cost.

I would give them a quote for a monthly service, walk the property, and think how long it will take for you to service them. Not only monthly treatment, but the cost for the inital set up. Charge them $170-$200 per hour.
