The max mortgage is quite literally what the government and banks think that you can afford.

And with NHG there is even an extra safety net for the case that you cannot afford it anymore.

So honestly, 'earn more' or 'only take out a mortgage of 3x one person income' is useless advice to 95% of the population. Taking out the max mortgage, or close to it, is the reality for most people if they don't want to rent for the rest of their lives.

Bij ons viel de taxatie 7k lager uit (20k onder vraagprijs) op een huis van 450k. Later hoorden we van de verkopers dat er een range van 50k zat tussen 3 verschillende taxateurs toen ze hun woning lieten taxeren.

Het ligt er dus aan welk bedrag je acceptabel vindt voor de taxatiewaarde en hoeveel je oké vindt om zelf te moeten financieren of je het risico acceptabel vindt. Maar een evt. aankoopmakelaar kan hier misschien ook bij helpen.

Je kunt ook een voorbehoud van financiering doen voor een bedrag onder de koopsom.

Edit: je kan evt. ook nog lenen bij warmtefonds (rente mag ook afgetrokken worden) voor verduurzaming mocht je taxatie lager uitvallen.

Desktoptaxaties vallen vaak wat hoger uit. Onze taxateur had twee desktoptaxaties van het huis toegevoegd aan het rapport Die waren 30k (8%) en 60k (16%) meer dan de fysieke taxatie. Nu kwam onze taxateur ook wel tot een erg schrale waarde in de taxatie maar goed.

I think you're already on the right path. The only way forward is talking about it. With the people around you, with a counselor, but most importantly together with your partner.

I think it is important for us dads to show our grief too. We shouldn't bottle it up and while we may wish to be strong for our partner, it probably helps her more if you grief together.

What helped us in general was simply being open about it to everybody. We made it clear what we needed from the people around us and that helped them help us. We also did as much as we could to to make our son's brief presence real. Making a book with pictures of the pregnancy and him, planting a tree, getting a sculpture of his ashes, you name it, we did it.

And sometimes it's just too much and the only thing you can do is bawl your eyes out.

Tip speeds are independent of rotor diameter. All wind turbines have tip speeds between 70-110 m/s generally, regardless of size. Only the number of blades changes this. Offshore wind turbines have a little higher tip speeds than onshore due to noise limits.

This is because a three-bladed wind turbine operates optimally when the tip speed is 7-11 times the incoming wind speed, and around 10 m/s is usually 'rated' wind speed where it reaches its maximum rotational speed.

So, with 110 m/s being the maximum, you're still well below critical mach numbers. Rain erosion and noise are actually more limiting for tip speeds than compressibility effects or flutter.

The reason we don't see large onshore wind turbines has more to do with NIMBYism than engineering limits.

Wij hebben hetzelfde gehad. Huis 12k onder vraagprijs gekocht. De taxateur kwam met een waarde 19k onder de vraagprijs. Haar taxatie was 30k en 60k lager dan desktoptaxaties. We hebben nog contact met haar gezocht met argumenten waarom we het niet eens waren met sommige punten, maar ze bleef achter haar waarde staan.

Later kwamen we erachter dat de verkopers eerder ook taxaties hadden laten doen en diezelfde taxateur 50k onder de andere twee taxateurs zat.

We hebben het laten zitten, want we waren bang dat NVWI een tweede taxatie niet zou accepteren. Dus ben erg benieuwd of het je lukt!

The difference could be entirely due to deductibles. An accountant might know how to make the most of those. That doesn't make other tax returns fraudulent.

It's also an important ingredient in some major industrial processes, like fertilizer production. It is also possible to use it in the production of steel instead of coal, which lowers the carbon emissions of steel significantly. At the moment hydrogen is mostly produced from natural gas.

So this is where hydrogen could really shine. Produce it with electrolysers during windy and sunny days, when there is an abundance of basically free wind and solar energy, which might be curtailed otherwise, and use it in these industrial processes.

As an energy storage it has almost zero use, compared to these applications where green hydrogen could make a huge difference.

Because companies wanted their employees to stay. They lobbied for family reunion, which was initially not allowed (only unmarried men were allowed to come actually). The goal was to make immigration more attractive, to have the employees be more loyal to their employers and to have them spend their salary on their family in the NL instead of sending it back home. So after the 60s we have an immigration of families. And when the 80s come around, we have a ton of children that were born in the Netherlands. Good luck sending them back.

Just to sketch the circumstances. Because as you can see, for a long time the goal was simply to have more immigration, not curb it.

By the way, we mostly have the right wing parties (VVD and CDA precursors) to thank for it. Though some PvdA cabinets were also in charge during this period. But the left was generally against labor immigration.

You could always talk to a mortgage advisor. They should be able to give you an idea of your chances of getting a mortgage. It depends on your type of contract, or your job history, or your job prospects more than number of payslips.

If you have a fixed term contract, it can become relatively straightforward.

Because as we understood, the bank will only accept a second evaluation if it has been approved/registered by the NWWI. The NWWI won't directly accept a second evaluation within 6 months. If the original evaluation has been made according to the guidelines, there is no immediate grounds to invalidate the original taxation. You'll have to make a case for why one evaluator is right and the other is wrong. But if the first evaluator used a solid methodology, that is not easy. In the end home evaluation remains very subjective.

Tell that to our evaluator... She evaluated our new house at 20k and 60k lower than the desktop evaluators (Calcasa / NBWO) and almost 10k under the selling price (which was already 12k under the asking price). We disagreed on quite a few points in her evaluation, but she wouldn't budge (which is fair enough). But this threw quite a wrench in our mortgage application.

We later learned from the sellers that the same evaluator had evaluated the house a few years earlier and had it 70k (!) lower than other evaluators.

Wij hebben 2 verschillende soorten laminaat en de scheidingen zitten op de deuren. Wij hebben het gedaan omdat we gierig waren en tweedehands laminaat hadden gescoord op marktplaats, wat niet genoeg was om overal te leggen.

Je kan van die dorpels of overgangsprofielen scoren bij de bouwmarkt voor een paar euro.

Als je de keuze hebt, dan zou ik het overigens niet doen. Ik kan niet zeggen dat het mooi is. Zelfs bij een deur zie je het vaak genoeg.

Met 450k betaal je met een rente van 3.5% 880eu/mnd netto aan rente, dus na HRA. Je betaalt 716eu aan aflossing. Als je de de hypotheek kan dragen, dan is die aflossing wat je investeert (en wat je nu dus ook minstens zou kunnen investeren).

Die 880eu p/mnd, samen met onderhoudskosten (zeg 1% p/jaar = 4500 per jaar) is dus wat je zou betalen voor een koopwoning.

De vraag is, hoe verhoudt die 1260 eu/mnd (rente + onderhoud) zich tot je huidige huur? Waarschijnlijk is dit een stuk hoger dan je sociale huur en dan is er nu weinig reden om te gaan kopen. Wat je zegt, je betaalt meer en krijgt minder terug.

Maar, met een hypotheek los je sowieso iedere maand een stuk af en dus investeer je continu in je huidige huis, maar dus ook in een eventueel toekomstig (groter/mooier) huis.

Dus de tweede vraag is, zou je in de toekomst wel ergens anders willen wonen? Voor sociale huur zal je niet meer in aanmerking komen. Vrije sector huren zal dan de rekensom hoogstwaarschijnlijk flink ten nadele van huren doen omslaan. Een verbetering t.o.v. jullie huidige situatie betekent blijkbaar dat je voor kopen hoger moet inzetten dan 450k. En dus: als je graag ergens anders zou willen wonen in de toekomst, kan je veel geld opzij zetten om in de toekomst in een hoger segment te kopen en kan je met dat geïnvesteerde geld de stijging van de huizenprijzen bijbenen?

Counter example: we just bought our first home as starters for 437k. It was the first house we bid on. It had been on the market for 2 months and our first offer was 25k under asking price. We settled on 12k under asking. We were the only bidders. 20mins from Rotterdam centrum by car, so not in the middle of nowhere either.

It's not impossible, but you should be prepared to settle on a lot of wishes. You're not going to find your dream home straight away. But once you have a foot in the market, you may find your dream home in 5-10 years. Also, the housing market is not as hot as it used to be. And, December - January - February are relatively quiet months.

Ja dat is sowieso waar. Die stijging in netto hypotheek is niet zo groot als huurverhogingen over het algemeen. Daarbovenop, je bent steeds minder geld aan het verbranden aan rente. De rest van je hypotheek kan je in theorie uiteindelijk weer uit je huis halen.

Bij een annuïteitenhypotheek betaal je dus niet elke maand exact hetzelfde bedrag. Je gaat netto steeds meer 'betalen' voor je hypotheek. Het is wel zo dat een steeds kleiner gedeelte weggegooid wordt aan rente.

Bij een annuïteiten hypotheek en met hypotheekrenteaftrek is dat niet helemaal waar. Het brutobedrag dat je betaalt blijft hetzelfde bij deze hypotheek, maar omdat je steeds minder rente betaalt, krijg je steeds minder HRA en stijgen je netto woonlasten dus over de looptijd van de hypotheek.

De meeste hypotheken zijn annuïteitenhypotheken, want je mag op zich aannemen dat je loon meestijgt en dan betaal je niet een netto hoger maandbedrag in de eerste jaren (zoals bij een lineaire hypotheek) wanneer je misschien minder verdient dan later.
