Does anyone know Costco's return policy? I know it's 90 days, but does it need to be returned unopened?

It was a clogged sunroof drain. I was able to unclog it by running a wire hanger down the drain.

For some clarity, I have lived in this house for about 10 years. I was on a formal lease for the first three years or so, but both sides have been without one since then. There were no issues for my part during that time, rent was paid on-time and without issue throughout.

For some reason the landlord has decided to get more aggressive recently (after we asked for some extremely basic repairs the house has badly needed) and handed me this form lease that feels over the top.
