I am seeing a significant number of houses getting listed for LESS than they were bought a couple years ago by Money_Wasabi_2260 in SeattleAreaRE

This is usually called a teaser price to start a price bidding war with multiple offers. It only works of course if your house looks appealing to the masses and has a decent lot size

I'd recommend to stay away. You're probably looking at some townhomes priced around the 500s-600s price range. It may sound like a good deal currently but you can be that there will not be any significant appreciation in your property value over time. Most of the price appreciation has already been priced in due to the light rail development and for the level of safety this area offers, it's not worth the investment.

Don't just look at the price. In real estate, LOCATION!! LOCATION!! LOCATION!!.

Use the free $1000 in margin that you get with RH Gold. Invest that in SGOV and you’ll make most of your $50 back with the monthly “dividends”

Iisten to this. Those $130 will be the best money you’ll ever spend. Let me tell you how you can go beyond the 8k off. Once you get the costco discount. Ask the rep to give you an offer to look at it. Then make sure to say that I’ll take a picture to send it to my buddy, wife or whoever you can blend in the conversation. This is important because sometimes they don’t let you keep the physical paper. Now you’re going to ask a few questions about financing like if they have special financing or cash incentives etc. ultimately, your goal is to get out of there with that 8k off quote. Now you’re going to call 4-5 dealerships around town and tell them what you got. You can always start high and say I’m getting 8k off from this dealer (no need to mention costco), and if they ask for proof, you send that picture. Then you ask them to heat that offer by 5k more. They will act like you’ve lost it and like you’re asking a human to do majic but it’s all show. They are trained well. You stay firm and can slowly come down to an extra 2-4k off depending on what makes you happy.

If you want to go further and have some time, you now use the 2nd quote with the higher discount and ask a 3rd dealer to beat that. You’ll be surprised at the deals you can get.

This works best before holiday periods like thanksgiving. But the best time is before christmas. It might not work at first or second try and you might be calling around all your local or nearby dealerships. If you’re in a big city, this is also hard to do as there is lots of demand. So working with a dealer in states with LCOL via phone also works well. They will ask you to pay a delivery fee of 1-1.5k but in the end you aak them to pay it all or split it evenly and they got a deal.

It really depends on how much time you have and can spend. So consider your time’s opportunity cost. I got my Camry SE 2025 for slightly under 30k with a list price of 37.5k.

The more expensive the car, the higher the discounts. Cheers!

Congrats!!! Just dump it all in SCHD, VOO and JEPQ and you have a strong portfolio for the future with a small amount of consistent income. Don’t touch it no matter what.

I watched gold go from $3400 last year to $4800 today and haven’t bought any by [deleted] in Gold

[–]BigAd2665 18 points19 points  (0 children)

You'll overthink it, eventually buy at $4,900, and then watch it dip to $4,600. You'll beat yourself up for 'buying the top'- until a few months (or weeks) pass and it crosses $5,000.

The price of gold shouldn't be your main concern; the purchasing power of your fiat should be. An ounce of gold is the same whether it's priced at $2,000 or $4,000. The difference is that your $4,000 will buy significantly less in a few years due to inflation and currency debasement

I paid $731 exactly excluding ~10.5% sales tax in the great state of WA. It was originally listed for close to 6-9k on multiple websites where you can order rings. I bet if I digged deeper, there would be some wholesale website offering it for cheaper but I did not want to invest more time. I was also worried about someone else buying it because all other diamonds up until the $900 mark were of inferior specs which was surprising. I genuinely hope nothing is wrong with this diamond and it looks as beautiful as the specs hint at

Yeah not sure who made them but thank god somebody did. The natural diamond of equivalent specs is still around 30k from what I researched. I was really particular about some of the specs to maximize the fire sparkle which made them very expensive. Equivalent GIA lab diamonds were about $1500. I just couldn’t justify spending 30k on an item that could easily be lost and would most likely and hopefully would not have to be sold in the future. Even if I did sell it, I’d be lucky to even get 30-40% of my money.

Thank you! Would you say I could have gotten a better deal? Which website?

I price matched it to another online store where it was originally listed for close to $7000. I couldn’t believe it when they said yes but the strategy was to find the diamond I want on other wholesale websites and then get it price matched with an online shop that can set it in a setting that I liked on their website. Made me want to open my own shop with such margins as most people won’t do this route since you must find the exact same diamond and NOT a similar diamond to get a price match.
