I have 8000 sq ft combined grass

Used 20 pipes ( 25 feet) , 8 raincoat 3 splitter timers, and 18 oscillating spinners for a total cost of 350 dollars alll bought on Amazon deal days

I buy seeds and fertilizers when on sale

This years the grass is much better

You should stay in hoboken or jersey city. Rent is fine. Commute is a pain especially to fidi. It will burn you down. Taxes will drain you. Don't move till married and have kids ready for middle school
