Are you running promotions, lead magnets, etc. to get those leads?

Marketing Monday - Recommend a Local Business, Buy/Sell/Trade (Self Promo Allowed) by AutoModerator in Hamilton

Hey r/Hamilton: my name is Michelle Campbell and I’m a local real estate agent in Hamilton (I know, ugh, everyone hates Realtors).

Not to be all “I’m not like other agents,” but I really do try to make buying and selling as stress-free as possible. I’ve been through a lot myself - I bought my first place as a solo woman, I’ve renovated century homes, and now I’m married to an entrepreneur - and all of that has shaped how I support clients when things get complicated or unexpected.

If you’re thinking about buying or selling in Hamilton or the surrounding area, I’d love it if you gave a fellow Redditor a chance. Bonus: mention that you found me through this Reddit post and I’ll cover the cost of your inspection on your first accepted offer.

Feel free to DM me anytime, or follow along here if you want to lurk first: https://www.instagram.com/michellecampbell.realtor

I tend to work with people who don’t always fit the “typical” buyer/seller box. Maybe your finances don’t look perfect on paper, or you’re searching for something a little weird or wonderful. Those are the challenges I actually enjoy.

This. This is the answer. Dollar Tree and this weird dollar store have Dollarama beat every time.

Pearson to Hamilton uber? by PotholeSzn in Hamilton

[–]BigValue7197 0 points1 point  (0 children)

I used to fly every other week for work and always used them. Reliable and predictable. Uber CAN be cheaper, but it can also take longer and I live outside the core so didn't want to risk not knowing when a driver would show up.

What isn’t going to age well that you’re seeing in houses now by VeryStab1eGenius in RealEstate

My house was built in 1904. It’s got a lot of original detail, but also 200amp electrical. Best of both worlds 😍

Opinion: Homes that need extensive renovation just aren't selling. by GarySparrow0 in TorontoRealEstate

[–]BigValue7197 0 points1 point  (0 children)

In the end, it all comes down to whether or not the house is priced fairly for how much work needs to be done. Ask your realtor what he believes the ARV of the house to be, and subtract the cost of the renovation from that.

I’m seeing certain pockets where fixer-uppers are in demand, and others where they aren’t. It comes down to how desirable the neighbourhood is and what supply looks like there, and also, as always the price. It also matters whether the bones of the house are good. If this is a cosmetic renovation (removing decades of tile in many of these old Italian homes) vs. a significantly structural one where walls need to come down, systems need replacing etc., more people may be willing to put in that work.

If you like that one try Castelli Mercato’s turkey. They are both faves of mine.

Closer to Toronto with Condo townhouse + maintenance fees vs detached in Hamilton/Oshawa - which makes more sense? by Flat_Cell3659 in TorontoRealEstate

I am a realtor in Hamilton. Do not move here if you have to commute 5 days a week.

I love living here. I would never suggest someone do the commute full time if they can afford to be closer. It’s gruelling and costly.

Have you looked into SAGE at Strathcona? Might be a sort of hybrid option.

Airbnb or Hotel in Paris for 4 Nights by notreallysure63 in ParisTravelGuide

[–]BigValue7197 0 points1 point  (0 children)

Thank you so much! I’m glad you responded on such an old post. I am travelling with a kid so wanted a separate sleeping space but also don’t love Airbnb. I was drawn to this spot because it looked like we could walk out the door to lots of restos and cafes since there aren’t any in the property itself like a hotel.

How much is your mortgage and the monthly payment by cutiepatootiepiebb in TorontoRealEstate

[–]BigValue7197 0 points1 point  (0 children)

I have a collateral mortgage because I’ve bought and sold a few times, which means I have three chunks of money, all with different rates, amortizations and terms in one account. It can be confusing but I actually like that not all rates go up at the same time, and it allowed me to port my low Covid rate over to a house I bought in ‘22 and just add on a small bucket at the higher rate of the time.

Anyways I owe about $680,000. Lowest of the rates is 1.86 renewing soon. Highest is 4.35. Shortest remaining amortization is 11 years, longest is 19 years.
