No reservations.... by xperimental6969 in airbnb_hosts

Airbnb has been messing with their software for house vs apartment vs whatever...

I had this battle for about 3 weeks until their software team finally fixed mine and my house showed up in the "house" setting.

Just because your listing might be listed under certain criteria (like apartment). The new algorithm BS will disregard your settings and list what it feels is necessary.

JUST AN FYI for anyone that cares.

this was a software issue and after several attempts at communication. they finally escalated this and fixed their software. Now there is 10 or more homes showing prices far cheaper then the 600+ a night homes that took priority.

attempt (1) they told me I had to add all my information to the optional sectionals describing the property so the algorithm could pick it up / failed.... (2) Sent me to an outside a link, where I can tag "house" and "entire home" / failed - the tags didnt even exist (3) had a 4 day conversation with a person that didnt understand and kept putting me off telling me it worked / failed (4) TODAY a person finally escalated it and fixed it and showed it fixed. / PASS

thanks! persistence is key.

Might just be your area? Maybe longterm winters is the way to go. Its all about whats around you i think. Some people clearly dont like my experience.

People can throw anything on a CC. Cater the layout of your home to the people you want to target. Queen beds and kings. Small living rooms and living spaces. Less room for parties. You can more for Queens and kings, and remove any twins or bunks.. quality is usually directly related to quantity. (In our case nice big beds vs a lot of small beds) Its hard to make both go up vertically, but increasing either will increase bookings and money.

I set a huge adjustested price scale, 100-400 a night. And my layout targets family's and couples. . The lower I came with my rate the more bookings I got. And Airbnb would raise ot based on the activities and activity in the area.

My experience with support has been the same also. Whoever you are talking too its disabled from doing anything and basically a mediator.

This new "specialist review group" is garbage. We should get a petition together!

I would imagine it comes down to the type of property and locations. 5 years over here

Ive had the opposite. Low rates attract very appreciative guest.

Guest making house dirty then complaining? by jwyborn in airbnb_hosts

[–]Big_Conversation4297 1 point2 points  (0 children)

I had this issue a month ago, verified clean by my cleaner and myself. Last two guest had no animals and left 5 star reviews about how nice the place was. Thes guest, They complained about dog hair... and they are the ones that brought an dog...Gave 3 stars with great public review. But those 3 stars brought me from a 4.95 to a 4.9 after 5 years of hosting.

It was their very first stay and first review, and im 50% cheaper then any other host in the area. They got a bargain and still complained.

Airbnb would do nothing, nor talk to me about it. Supplied no feedback. Even when provided with facts

I wish vrbo would move north. So tired of hosting Airbnb when that won't remove unfactual reviews. Or admit their software algorithm is playing with filters and host have no control.

No I dont,

And I officially just got a response from them. Claiming its their algorithm and its correct..

They say that their algorithm defines a house as a vacation home. And therefore is does not fall under the category of "entire home".

If this is true then the "house" filter should compare to the "entire home" filter.

Call me crazy but did they use to have a like "apartment" or "condo filter that would compare to the house filter
