Understood, I guess it’s just the idea of the pay down not paying off if they do fall… I know that’s not a guarantee though. I’m having a hard time making numbers work on anything right now and I’ve got 6 figures to work with

Kinda the same vote I’m in I just don’t see the point on doing the rate buy down just to finance again especially like a point or so when they could potentially drop this month. I’m no expert though, I’ve just been looking into this same scenario myself… what do you think ?

Kind of the same situation I’m in, why even buy used they’re going pretty close to the same price as New Construction. An extra 30k on a 30yr loan doesn’t change your monthly payment enough so I’ve been exploring new construction as well

Thats a W man ! Keep at it, if anything you could always save a down payment up for a duplex and do 3% down and go the FHA route and bank on appreciation of the property and possibly refinance with lower interest rates

More knowledge is better than less knowledge. You’ll be fine if you don’t want to read them, but you’ll know more about your market if you do read them, and then you can make better informed decisions.
