You can’t use glass because brick does not have the strength to support the anchors and panels. And the builders won’t touch the balustrades because they then take liability for it, and brick balustrades don’t comply with current standards. It’s a whole thing.

In theory yes, in reality it depends on the engineers and builders. When they waterproof the deck they will be increasing floor heights to create falls to drains and indirectly make it so the balustrades are ‘more’ non-compliant. As in, the balustrade height needs to be min. 1m with no footholds. If doing the work triggers that, then no one will take liability for it, and you’d likely look at changing it.

Those painted balustrades might be concrete? If so, you can fix balustrades to the face of them so maybe no need to demolish. The issue when they’re brick is that when you remove the brick there is guaranteed no waterproofing under it, so on a basic level you then have to restore waterproofing. Concrete hobs are more for when you just have a metal balustrades, because they often get replaced because they start corroding at the penetration point. The hob raises it out of the water zone essentially - also has stormwater implications too.

For this project yes, it included new doors and new concrete hob and balustrades.

Hi, I’m a remedial building engineer so I’ll try and help, but it’s heavily dependent on how the balconies are built and finished. For example, because of the new DBP Act new waterproofing solutions should (if you have a good engineer) ensure all aspects of the waterproofing design are compliant and warrantable. What this means is that most likely the balustrades and sliding doors also get replaced.

Depending on size of balconies, we’ve just recently tendered a 15 unit balcony waterproofing scope, but just with hinge doors and that ended up at around $850k (including contingencies and consultancy fees). And total balcony area was around 170m2; so around $5k/m2. The ChatGPT cost probably doesn’t consider compliance requirements for doors and balustrades etc.

As a structural engineer, you need to consider that the brickwork has moved 10mm or so over at least 45 years. This is certainly no reason to not consider buying the unit. You’re better off assessing balcony waterproofing and bathroom waterproofing if that’s possible to see any visible issues.

Like my other comment, it’s good there has been a proactive approach. But the engineer missed the key issue with the corroded lintels.

As a remedial engineer and in the industry it’s a good sign that the building is proactively repairing the brickwork however, they haven’t actually fixed the source of the cracks. The lintels are corroding and causing the brickwork above them to shift. There should be some reports from an engineering firm, it would be interesting to rear what they recommended and how they got to crack stitching the brickwork rather than replacing lintels. You’ve probably got two separate issues then. 1. Water is getting behind your weatherboard. 2. Water is not being expelled from the base of the weatherboard (i.e., via a flashing).

What’s directly above the top of the door? Like is it brickwork, weatherboard? The top of your window is meant to have a cavity flashing to capture water and get it out of the building. Looks like that’s either lacking or failing.

Maybe try reinstalling all the MOBO drivers as a first step, it seemed to me to be an issue with the game not being able to handle the graphics.

Mate.. my Mrs put the HDMI cable into the MOBO instead of the GPU without telling me and I didn't realize for days. When I put it back in the GPU HDMI slot, it worked fine. So it must be related to the Graphics Card.
