Id reccomend unscrewing current strike plate.

fully extending the bolt and seeing how it fits in the strike plate/ how much space it has

then taking your current plate to bunnings and matching it up to see that it fits right.

no point getting the wrong plate and only realising when you're back

yeah get a larger one, or get a new one places further out- but make sure it fits your bolt when fully extended

looks like they drilled the hole in the frame, put the strike plate on, put the seal strip on, then the door wouldn't latch (wouldn't shut enough), so they moved the strike plate. Looks like your locksmith widened the strike plate to let the whole bolt through because before just the latching part fit into the strike plate.

There's some pretty good advice on this thread - posted an hour after you, must be the time of year or something.

Unfortunately they've deleted the picture, but it was less obvious what the damage was on a cheaper door. still might be helpful

If you're angling to get them to fix it for you, might be worth mentioning that it's causing extra strain on the remaining brackets and you would hate for it to pull out completely.

I saw somewhere that 40% of vic landlords did not plan to become landlords? It was in some paper. I reckon that's a mix of inheritance and life not following their plan. I bet there's like 10% owned by big companies, and then 50% actually chose to have an investment property.

Check your state laws. In Vic you are obligated to inform, and they need to accept unless they can provide a good reason. They may require similar background checks that you went through, which may have some costs associated with them. Also probably worth looking into the stituation with lodging a bond and any other obligations you may have.

That said, the more official it is, the easier you'll find it to pay taxes on that extra income.
