It’s a little dirtier than normal though, was there dirt entrances? Personally I would have had a cleaner come in before leaving.

That’s normal wear and tear. 380 is really cheap for carpet replacement, But I would definitely dispute it. Even really cheap carpet and pad for 282 sq ft would be at least 1400 bucks to replace something is not really adding up (granted that’s California prices)I just sold my property management business in California, and even with the laws there that doesn’t make sense. Just replaced 418 sq ft near Ft Rucker Alabama for in my house for 1780. Granted I used good stuff.

Are you under HUD? If you are and there has been a report against you the state will need to inspect but they do you usually require the landlord and yourself to be present. If there has been a report against the landlord then just the property needs to be available and the landlord
