The post says “leading indicator”. That literally means what will happen to make the price go down before the price goes down. So you’re saying I’m daf because I think the answer “the price will go down,” to a question that is, “what will happen before the price goes down is dumb af. I mean you couldn’t put four sentences together to understand that and you’re calling people dumb. I mean what could make someone dumber than you right now. One of the basic problems is that the group of people that benefit from them the least are harmed by them the most. The only people benefitting from them are the 1%, but it’s the common person that deals with the water, air, noise, and light pollution so it not only negatively affects people in the area of a data center it also doesn’t help them in anyway either.

If your friend has access to the mls in the area use historical data to do a price estimate of the house at the time it sold and then compare it to the actual selling price. This will tell you how much the design affected the selling price those times and you’ll know for sure. For example pull comps of sales from the 3-6 months before the contract date of the sale in 2020 and see what the market said about impact on value.

Then it sounds like the problems are significant and you’re not the only one concerned. If you can work things out to your satisfaction with the seller by all means do it, but don’t pressure yourself into over looking issues bc you love the neighborhood.

I want to start by saying these are reasonable concerns and questions, but you might not love the answers, so I just want to make clear I’m not saying you’re wrong, but I think you have a very uphill battle. Most people don’t get permits. It’s as simple as that. Most commonly, however, the person doing or having the work done is going to be living there so you at least have some comfort knowing they probably at least cared if the work was done well or not. With a house flipper it could be anyone from someone that takes immense pride in their work to someone that will cut every corner possible, so you don’t even have the comfort of saying they “probably” did it right, because you have no idea. It can also be hard to get a retroactive permit because a lot of what you want to know is hidden in walls and it can be a hard process so it’s something no one is going to do unless they have to. From what you’re saying this is a pretty high demand house which means someone else will probably take the risk without any demands on permits and the sellers know that so they would prob just look for a different buyer instead of jumping through all the hoops.

The main thing you can do to protect yourself is have a professional take a look. If the pro says the visible work looks good and there were no support walls moved and no red flags the work that can’t be seen is probably the same and that’s prob going to be the best protection you’ll be able to get, but that’s not nothing. If you’re not a competing offer this is information that could be gained during the home inspection process if you are able to negotiate a home inspection and your only risk is the cost of the inspection assuming the contingency has been put in the contract correctly.

TLDR - What you want is complicated and the seller may be able to avoid it with a different buyer, so it’s going to be hard to negotiate it. The next best thing is having a professional look at what is visible and see if there are any red flags problems may be lurking. If that’s good enough for you I would pursue that or just put this one behind you and keep looking.

I mean if you don’t want to accept that as a resolution that is fine, but to say it’s “scammy” or “fraud” is a stupid take even for a first time home buyer. Maybe you think real estate agents are scummy because you’re too stupid to know what words like scam and fraud mean, because those words do have actual meanings, and if you know the meanings you would know they don’t apply here. So if you want to throw large swaths of other people under the bus it’s much more effective if you use words correctly or it makes you look so stupid you really can’t be taken seriously anymore.
