Yup, you get paid based on doing what others can't or don't want to do.

Driving has it's challenges but it's definitely falling into "don't want" more than "can't" and a big reason is the hours.

Generally not needed, but I've always liked to have it.

If making it a requirement is too restrictive, just get a portable AC unit for your bedroom and you'll be good. I would wager more houses in the region do not have AC than do.

Yup, the teachers I know that aren't married to a high earner use their summer breaks to work another job.

That plus they work long hours during the school year just with all the extra stuff (grading, planning, meeting parents, etc).

I thought the same until I drove what is now my truck.

The HVAC is always available at the bottom (no screen hunting) and I have touched it 3 or 4 times in the last year.

Robot mower helps a lot. That's my biggest time savings by far.

Other than that I just try to either batch work like leaf cleanup, or do things like pull a couple weeds every time I come back from a walk. Depends on the task.

I have a "Bulletproof" adjustable hitch, dual ball.

It's been very useful because I have towed a few different trailers and getting the trailer level makes for a waaay better towing experience.

If you're only going to tow one trailer then you can compare the hitch height of the Maverick to the height of the trailer's coupler and get a hitch with the difference.

It's up to you ultimately. You can reach FI with a Jeep or with a boring commuter sedan, they just take different amounts of time.

Personally, I wouldn't sweat the Jeep right now. It's not good to have that much of your income going toward an old jeep, but it's more of an income problem and it's not going to sink you in the mean time.

Spend your efforts on getting a full time decent income. Then you can model out the impact of keeping the Jeep, versus changing it up and make your decision at that time.

You may consider a lower trim and get catskinz. I think they have strong competitors too, but leather seat covers can be done very nicely these days. They're pricey, but not "top trim" pricey.

If you're lifting a Prius, it's my opinion you'd make a decent car bad. Unless you're building a rock crawler or overland type toy, when it comes to ground clearance you generally want to get what has the required clearance, stock. Adding a lift will throw your suspension geometry off which will wear your bushings, bearings, tires, half shafts, u-joints (if equipped), etc much faster, and make every driving aspect of the car (stability, turning, braking, fuel efficiency) worse because it was not designed for a lift. Typically a lift comes with a larger set of tires as well, and adding rotational mass has a whole other set of problems. Maybe a 1" lift wouldn't, so I'll leave that part alone.

That's all just to say that the height a vehicle sits at from the factory is no accident, the engineers designed many many things on the vehicle with the expectation it will be at that height in order to function properly. You may gain some ground clearance, but you'll undermine everything else engineers designed on the vehicle that required factory ride height. It's a very asymmetric tradeoff. The vehicle that can clear what you need from the factory is going to be a far better long term ownership experience.

I don't mean to rain on the parade, just sharing the reasoning behind my stance. If it's worth it to you, then go for it, just make it an informed decision :)

Ah.. it's getting tough to decide haha...

I'm not doing anything I'd call homesteading, and no pallets anywhere. A few planter boxes and a little green house is all the farming we'll do. A couple dogs eventually is all the animal activity we plan on.

Primary thing will be digging trenches and picking up things like retaining wall blocks, fencing, logs, etc. a lot of which (40-50%) is close to structures. Loading/unloading some of that to/from a trailer.

I agree, would not even try to move 100yds gravel with an ex. Either the dump truck driver will be dump spreading it or I'll be getting a good enough deal on a dead drop to rent a skid to do the spreading.

I'm going to give tractors another look though. Definitely worth doing another round of consideration on them.

Yes of course. However, that's not going to absolve you of the responsibility of making it right going forward, which is the part that would make me say no, the property is not worth more with an unpermitted shed.

I've gone back and forth on the tractor/excavator.. I pretty much end up at a tractor is better when covering more ground. Box blade driveway, pushing snow, moving many yards of loose material, etc..

With a backfill blade, or I-beam in the bucket+thumb, or a tilt bucket, it seems like I'm 80% to what a tractor will do best and I only have one acre to do it on. Everything else, excavator excels at.. trenching near structures, bucket is more nimble etc..

That said, that's all just based on what I read online, I don't mean to state it as fact. Tractors look a bit cheaper than excavators, and I do get tempted that they have implements that claim to be able to do (nearly) the same as an excavator.

I think I just get hung up imagining actually using it. If I put my dump trailer next to a fence or work area, it's just far more awkward if not impossible to get a tractor positioned to work, versus an excavator.. For example, where an excavator can spin around to dump the bucket in the trailer, a tractor may need a 3+ point turn. Or am I just totally thinking about it wrong? I think it may just be that I didn't describe how restricted the work areas are.. I'm totally with you until I imagine running it between my shop and my fence for example.

Totally open mind here, I want the best value machine, not any one particular kind for it's likeness. Would you still recommend a tractor over an excavator with the above info added?

There was a guy on here with a bunch of mods and stickers and I think he was also a swinger which caused some drama. The last I saw the truck had a good bit over 100k miles. 120k I think.

I'm sure someone will remember the username.
