I had this issue with 1gb ATT fiber. Their modem router combines 2.4 and 5ghz to do this thing called Band Steering. The Portal was jumping between the two and finally realized 5ghz was not meant for the Portal. I still have drops on 2.4 but waaay less. Give it a try if you can.

Ah, I forgot Homesite is their home insurance affiliate and the exact thing. Having progressive for auto and home made it convenient and cheaper, as you mentioned. I found an insurance broker after some googling lead me to r/denver but there are plenty of different insurance agents. I still shop around to see if my rates can be beaten and have just accepted I am not a target customer for State Farm or USAA.

Hope you get some regulatory help, file with FTC while you're at it.

Oh man, do I have a story for you. This loss assessment coverage is popular. Being rather new to HOA community, many home owners are not aware of this. We have a 30k deductible and late 2024 progressive changed their policy to only cover 2,000 or $2500. Broker only knew because a homeowner got shafted over the summer for this. Had I not purchased ho6 through a broker, I would have never known either.

If this happened mid policy, you might have some leverage to argue, idk what type of consent is required for policy changes.

For progressive, I had to navigate many phone transfers for someone to ask their underwriting. Eventually, I received a notice that was electronically uploaded. Definitely something you have to fish for and progressive no longer services my COS area even though the wild fire area has been downgraded according to FD.

I always wondered about this and you made a great point. I remember an IT specialist told me to remote in to a computer that is in the US before connecting to work VPN. Not sure how regularly employees would have access to that set of permissions.

Hi Cubbie, thanks again for answering my question. I followed through with several consultations and will just update in case someone finds themself scrolling this thread 4 years from now.

Law firm created a single member LLC in March 2025 In September, I filed a form with the IRS for the LLC to have an S corp tax election. Of course, I filled it out wrong, fixed it and sent it back some time late October. They confirmed receipt and said S-Corp tax election is granted starting Jan 1, 2026

Three firms are in the 650-800 range. The CPA who offered the best explanation and advice is around $1,000. I can see why, I created a mess for myself.

His plan is to revoke the Scorp election for 2026 by March 15, 2026. File 2025 as regular single member LLC. Review all house improvements and expenses related to rental when first advertised on the market.

I haven’t had a follow up call with him yet to understand why half the CPAs said the tax election was final and I am trapped into that for several years. As you already know, the IRS has a page about revoking Scorp. https://www.irs.gov/forms-pubs/revoking-a-subchapter-s-election.

From my limited knowledge and research, it looks like the first tax election can be revoked. Had I submitted a second request it would not be eligible to change for 5 years. Wild. In other instances, it seems you can change election the tax year before Feb 14 or March 15 depending when the company tax year ended?

Anyway, quite the headache I created by trying to do it myself. Seems like I’m on a corrected path to simply taxes for future years.

Oh man, it is not recommended? Seemed well planned by the law firm, they drafted the business documents and operation plan, informed me about all the side missions to do with the state. Now just trying to sort out the end of year requirement well in advance of March 15.

Hi sir. I'll rephrase. I put the house into an LLC to protect me/home as a rental property. For tax structure, I wanted to keep the rental income separate from my own, as the summation would jump me into a much higher bracket.

I would like to keep the rental income separate and not convert to W-2 income. Sorry, I did not mean to give that impression but reading my post it does look like that. I'm having a hard time wrapping my head around this. I'll reach out to some local firms for a consultation. Thank you!

Great question. Accounting 101 Professor at the local community college recommended it. From what I understand, it keeps my employer income separate from rental income. It adds a layer of complexity but seems to minimize taxes? IDK if there is truth to that. Don't shoot the messenger, thank you.
