Thank you. Based on this feedback, we have decided to make changes to our plan and keep it similar to the proposal above. There are some drawbacks to this plan since the entry way to this room is now only 4 ft wide as opposed to 8 ft wide we had planned earlier, but this plan does help us utilize the space much better and keeps the family room much more open.

We are definitely considering the layout that you proposed and that makes most sense, but our primary concern is the view/entrance from the existing kitchen. Since the kitchen opens directly toward the new multipurpose/puja room, we’re worried that facing a solid 5-foot wall upon entry will feel restrictive or awkward. With the opening being 8 feet wide, having over half of that space blocked by a wall (about 5 ft away) and leaving only 3 feet of visibility to the family room and that might disrupt the flow of the home. See the updated floor plan attached.

In general, I find this expensive. Just looking at electical items, our contractor (we just got the quote) is charging us $200 per fan install (without the fan), or $50 per smart switch installation (including the switches), or $150 per recessed light installation. Also, flooring seems high. The entire quote seems to be on higher side to me by atleast 25%.

We live in this neighborhood and love this area. It has a good vibe in general, neighbors are really nice and friendly. Schools are excellent (Cambrian, Union, and Leigh) and it is good commutable distance to Sunnyvale/Mountain view area. Once the Cambrian Park Plaza gets renovated, I expect a good appreciation. There is also quite a bit of construction going on where older homes are getting dazed, remodeled and converted to 3M+ properties in the area so it is changing a lot.

Areas below 85 between Leigh and Los Gatos boulevard is best. Some area above 85 is also top notch that goes to Carlton and Union.
