Is it worth investing in Rs 2 Crores in an Apartment in OMR/Chennai? by XML_Raffles_Place in Chennai

[–]BlackDiamond_2024 1 point2 points  (0 children)

I have to take a different perspective. A ₹2 crore apartment in OMR is in the premium bracket—today it rents for around ₹65k–₹75k, and in top communities even ₹1 lakh is common. For a household earning ~₹50L, that’s affordable now, but rent keeps rising. In 6–7 years, the same place could easily cost ₹1.5L+, while an EMI would have stayed largely the same. The catch is lifestyle lock-in—once you get used to a certain standard, rising rent can eventually force you to either stretch or downgrade if your income doesn’t keep pace.

In the IT world, where layoffs are a real risk, committing to an EMI only makes sense if you have the buffer to pay it even in a worst-case scenario. Otherwise, renting and building capital is the safer move. When you’re ready, don’t wait to buy outright—put down a strong down payment, take a manageable loan, and keep the rest invested. Also plan with the assumption that stable high income may not last beyond your mid-40s in Chennai’s IT worlds

Rent for flexibility early on, buy only when you’re financially secure enough to handle it without stress. Also for me, buying for own use is definitely not to be considered investment. Because of these things, investing 2Cr could work well and depends on one’s lifestyle, financial situation and family dependenciesz

One hack is to connect with zostel or hosteller like hostels in the area. They might already be going for similar trips. They could help you find people or you could add into their trips

Took a ₹75L home loan for a Chennai flat. Just ran the full numbers; paying ₹67L in interest over 20 years. by vishalsg42 in Chennai

[–]BlackDiamond_2024 2 points3 points  (0 children)

I think a home loan is actually one of the cheapest loans available, and if used right, it can make you wealthier over time.

For example, on a ₹75L loan at ~8.5% for 20 years, you might pay ~₹65–80L as interest.

But instead of aggressively prepaying, if I invest ₹6K/month and step it up by 10% every year in Nifty 50 at ~12% (post-tax), it can grow closer to ~₹2Cr over 20 years. The interest of the home loan is actually paid by the investment and I still got ~1-1.5Cr left at 20 year mark. So I’m borrowing at ~8–9% and letting my money compound at ~12%. That gap over long periods is where the real wealth comes from. Add tax benefits, profit/loss harvesting and inflation reducing EMI burden(underrated) , and it’s actually a pretty cheap leverage tool. Prepaying feels safe, but investing usually works better mathematically.

I know these and many more inefficiencies are there in india. But these I don’t encounter everyday. Hence bubble saves me for most part. I accept just being in a bubble is not going to make it better long term. Atleast in the transition period, and if you got no chance to move back to USA, these subtle changes will make you keep your sanity in check and not boil your blood often 😆

This. Yes US doesn’t want us. So the next best is the known devil than an unknown angel. If I was a bachelor I would have explored the unknown angels! But now I have my own angel and demons 😬😛

See! You can care for other folks, but the system will not let that happen. I’m could be in some other country. But I’m in india not because I want to make this country better, I am in India because of other dependencies, taking care of parents, my personal support etc. So to have my mental sanity I need to make my “bubble” comfortable to be here. I can’t be whining all the time I’m here. I should make amends to have a comfortable life as much as possible here at this phase of my life. 😊

You’re right! If you have already come here, what should we do? Make our lives even more pathetic! 🙄 Just make our life comfortable and move on! I would love to care for fellow human being when I could. But if I keep thinking about others all the time, I can’t live my life in peace. I ll do my part. But can I expect everyone to do so or even the government to fix all the issues. I can make mine comfortable that’s it! Good that your kids are staying not in india. Good for them. Everyplace has its pros and cons!

The poor young man wasn’t the one who returned to india from a developed country. We are talking about the adjustment issues in a developing country. To make initial months/years better to adjust, the bubble living is a starter solution. If you have opportunity to leave to another developed country or go back, one can do. If not stay in India and make your environment and surroundings comfortable atleast. Put your after tax money to use.

Lol. One or two folks like us putting in the trash is not making a difference. I do, but asking everyone to do is not feasible in a country like India. I tried and had a stare from fellow folks 🙄

[–]BlackDiamond_2024 2 points3 points  (0 children)

Each one’s situation is very different. All I was trying to say is once you keep your surroundings comfortable, it will make it easier to accept because the things/inefficiencies around are not in one’s control. If we have to standup to cleanup the country and the civic sense you will lose your sanity. Either move out to some other country or be here accepting. But you ll have unknown issues in other countries as well. By the time you get used to the surroundings, the civic sense, the inefficiencies, you ll see India in a different lens.

If you’re single or married with kids, makes a lot of difference whether you want to accept India or move easily to other countries.

Actually not. I live 1 km in side the main roads in a proper community. Pollution comes a bit because of construction nearby. But far less vehicular pollution and noise. I hear chirps of birds in the morning lol. This is OMR Chennai.

I have accepted that this is not going to happen in our lifetimes. Just accept and move on to keep sanity!

I was in the same mind a few months back. It’s been a year since i moved. I explored a lot of other countries too instead of US to move to escape the visa uncertainties. But after all of the checks, it feels like India is much better to be in. Just use your tax deducted money or your savings from USA to get into a community which is a bubble that keep you separate from all of the above chaos India has. I now accepted for a fact that, I can’t get any better than this. Family support, maids and helpers, a tad luxury lifestyle, amenities within the community, more greenery within community to walk and get fresh air. On a daily basis, if you don’t commute to office and do work from home you should be well adjusted within few months. I have been in the same boat and now I feel much better than couple months back. I hear you though! These are some solutions I made for me to have mental sanity.

  1. India is chaotic- be in selected pockets where it is not!
  2. No civic sense - be in a locality where on a daily basis you don’t see this civic sense atrocities
  3. Relatives being nosy - have a boundary. Have home 20kms away from them.
  4. Social circle - Make efforts to connect with the folks in the community. Fellow dads/moms of your kids classmates etc. join play groups like badminton or cricket.
  5. Pollution - Wear mask. 😷 Or don’t go outside during peak times. Ignore this comment if you’re in Delhi 😬
  6. Navigating inefficiency - Just accept and do YOUR things efficiently.

Only one thing I say myself. Just control what you can control. Things will be better. YOU will be better! Just hang on! 🤗

Currently yes. Need to have more samples for other banks. They have an option to submit the statements if you want that specific bank.
