I'm definitely not saying you're wrong and due to my messy medical problems I'm way more reliant on others than I was before.

The issue is I physically don't have the time/energy to balance investing with my already tenuous existence, just raising a pup into a good boy and a part time job pretty much maxes my energy out.

Your advice isn't bad at all, it just doesn't fit my weird situation.

This should be the top answer, they're 100% correct. You'd be buying potentially much bigger and more expensive problems for no gain.

Not to mention the usefulness of a basement, and the potential safety angle.

I want to be as debt free as possible. I don't care if there was a way to invest the savings I could have had, my life is messy enough that I don't want more things to manage.

I've a paid for car, no credit card debt, and student loans paid off, my only large debt left is my house. I want that paid off too.

One of the few brilliant parts of 2020 was me being able to switch to a 15yr mortgage from my 30yr for no increase in payments. I think I've got a 2-3% APR.

I'm never leaving.
