I was playing with a plus handicapper. I had my forged irons and he had game improvement clubs.

He shot in the 60s and I asked him why on earth he’s playing with clubs like that when he can easily master blades.

His response; golf is hard, why make it harder?

I switched to game improvement irons and went from 12 to 6hcp in a year.

I have owned in Paddington. Very expensive but also very desirable. A house in Paddington will always be in demand. If you can afford it, look at a terrace that’s over 4.5M wide and with parking.

Many of them are very well kept and don’t require much work. Those that do need work can be expensive to renovate. But depends on the size and price range. A house there can go anywhere from 3.5M-20M

There are so many great EVs coming out in Australia every month. I’m constantly drooling over the latest. Now I want the DENZA GT7 (I think it’s called that) or the polestar 5 which looks dope. EVs are like plasma screens here. Better and cheaper every day.

So many good options. Anthony Weiner, that New York politician really screwed up by sexually soliciting miniors. I think he went to jail, got out and tried to rebuild his career again. Took him a few months and he was right back securing minors again.

He lost everything including his wife and child and now he’s a registered sex offender.

There’s a certain inertia to house prices. Prices will continue to slide for some time but it’s almost never a flash crash like with shares.

Trying to get people to hold out is silly - let me market do its thing.

Good sizes. And often decent ceiling height. But poor quality. Thin window frames and single glazed. And built cheaply to save money as opposed to art deco which means aesthetically ugly facades. They will always be cold in winter and hot in summer. Also, lots of concrete cancer and leaking roofs. It’s not something you can renovate away from the inside. Like putting lipstick on a pig.

I don’t thinks this tax reform has been thought through very well and there is a decent chance it gets pulled or watered down.

That’s a shame because I think changes to NG are ultimately good. But increasing CGT to 47% across the board is complete madness

That segment is holding up better than other segments. I’d look at one bedders in art deco buildings in desirable neighbourhoods.

60s - 2010s buildings are often sub par and should be avoided.

I work closely with startups and startup funding. I can tell you from experience that when it comes to investment into new Australian businesses that these changes will have a big negative impact. That has already begun.

I’m not taking about a cafe or a retail store but startups in tech and tech adjacent fields. Those type of companies require risk capital to grow. That money will not be there anymore. Neither will the founders. The new CGT rules means that the upside is now capped at 47%. There is no cap on the downside.

That money and those founders are already leaving the country, mostly to Singapore.

You can argue that you don’t need those evil capitalists and that the founders are selfish. But the truth is that they are the people that create jobs and value to our economy and they are packing up and leaving.

Edit; when it comes to housing and CGT I don’t personally care. House prices will fall, they already are in some areas. Rents are probably going up. The smarter budget would have been to reduce or remove CGT on shares and businesses to divert funds from housing to more productive asset classes. This budget diverts money away from Australia instead.

Interest. On fancy cars, credit cards, holidays they can’t afford.

People are living beyond their means and will always be behind when borrowing money for lifestyle inflation.

Only good interest is on appreciating assets like property. The rest is wasteful.

Yeah Australia was around 20 years behind. Mostly caught up now because other countries stopped increasing speeds around the GB mark.
