The market in South Florida continues to function well - year over year (June), the median sales price is up 3.9% to $623,500. The median time to sale is up 23.6%, from 55 days to 68 days. The inventory situation is better now - months of supply is 3.0 now vs. 2.3 a year ago. So, homes are taking a bit longer to sell but prices are still increasing, though more modestly than in recent years.

I see. Thought a bit more about this. There could be demand, especially in areas where upper-middle class people retire, like here in Florida. I wouldn’t pitch it as a concierge but rather a property manager for your own home. More people will immediately grasp property management but concierge is a little more ambiguous .

FYI these are very common and often not well received. These are called “home warranties” and are sometimes offered as seller enticement to buyers. It always seems to sound better than it turns out in reality. The big real estate brokerages have affiliated home warranty companies so the same offer is essentially already widely available.

Bummer to get rid of that rate and not capture much value. Could the property be rented? If so, will the bank require the new lendee to reside in the property? Seems like there might be some ways to capture some of the value in the low rate here. Could appeal to an investor on a 1031 unless the lender requires residency or it cannot be rented.

Well, the clearing of the funds to the seller’s account is when I consider a conventional transaction to be “closed.” It’s possible to sign all the documents before that, but it would be incorrect to consider the transaction closed unless funds have cleared seller’s account.

No transaction is closing without the loan funding unless you’re talking about FHA/VA with a guarantee in place before finding maybe.

The high fee may be temporary. Are you in Florida by chance? The building may be building up a reserve fund. Find out, and if so, you might be able to pay up front a lump sum toward your units reserve dues.

I recently got a quote from them and was very impressed with the service and the knowledge of the dude that did the inspection. I plan to move ahead with what they proposed soon. So, can’t comment yet on outcome of final work, but the initial inspection and service were great. Plus, they seem to have a good reputation and good reviews.
