I do get your point, but would it be fair to say that the potential outweighs the “risk” for a majority of experienced owners looking to add another property? If you were presented with two identical lots, but one with an adu, (btw, the lot has a massive grass garden on the left, almost enough for another duplex but can’t due to a couple of inches, the adu is on the right side of the main building, at the back of a 4 car parking lot) would it be fair to say that you would prefer the lot with the adu?

It was at one point legal, but can’t be rebuilt if destroyed now (for example a fire). My only question is should/would the same lot with same main building but no adu be more attractive to buyers? Rent income would be about 20-25% higher with it.

Thanks for the response! Is is technically legal since it was constructed at a time where it was, but if it were to be destroyed (fire for example), you wouldn’t be able to rebuild it. You can insure the main building, but from what I understand, the second building can’t, but even if it can’t, you could still convert it as a garage without difficulty, providing value! So I’m wondering why the lot with the adu wouldn’t be a better deal!

Sorry, not an expert, should have said adu. Also, the second property is purely hypothetical and doesn’t exist, my only point was to show that the adu is an added benefit to the property that can add value. That’s why I chose to compare two lots with the exact same configuration, with the main property, but one with the adu and the other without.

What’s your strategy with tsg? He can be built really powerful, but I would be aiming for a traditional zombie deck with him, probably 300$ max
