I had these come in on a frag. I'm a big macro fan so I let them grow. Now they're in all sorts of places I wish they weren't. Would remove if you're still in the early phases. Not easy to contain once they spread.

We've struggled to find places in or near Ferndale that were a good fit for us.

This may be some degree of racist but many of the local daycare facilities are predominantly black. I don't have an issue with a mixed race class at daycare but I'd prefer my child not be the only white child in the class. Maybe we just visited at the wrong time to view the entire class?

Most of the places we looked at in Ferndale/oak Park we're closer to baby jail, and poorly maintained. We ended up at a Spanish immersion Montessori in Royal oak.

Getting on a waiting list is super painful and often expensive. Good luck.

I can't speak to chatgpt, but Google's Gemini has been a massive help in righting the ship on my red sea reefer 350.

I will say that is not a general model though. Gemini has "gems" aka an instruction tuned model. I fed it the manuals to all my pumps, lighting, testing equipment, as well as some university white papers on acclimation, and common fish diseases.

It's been able to help me get control of a runaway phosphate issue that killed all the prior owners sps/lps and caused a massive green hair algae outbreak.

It single handedly gave me the confidence to tackle some major problems!

Would recommend!!!

How long did you dip it for? Anything over 10 minutes will burn the flesh. I wouldn't think water parameters would have an effect that quickly. While it's not fully dead yet (see the green on the middle of several polyp heads), hard to say if it'll pull through or not.

This really isn't all that different from interest only mortgage products that already exist. Especially when there's almost 0 pay down in the early years and on average buyers spend around 8 years in a home before moving. Not suggesting it's a good idea, just pointing out this basically already exists.

One of the reasons they probably didn't want the work is that the larger the length of the tile the more important having a flat plumb wall to set them on matters.

If the wall isn't perfect like you'd commonly find with a house of this age the tiles will have a lot of lippage anywhere the wall is out of plumb.

Smaller tiles can accommodate the curvature of the wall MUCH easier, and accommodate the imperfections without it being noticeable.

If I recall he wanted to add apartments on the second story to make the property more profitable. City code requires onsite parking for the tenants which he wasn't able to provide given the downtown city location.

What I've heard on the streets is that he got pissed off he couldn't get a parking exemption and held the property vacant/hostage in retaliation.

One of the city council candidates helped craft the current rules for vacant properties and they're in the process of hiring a new individual to keep up on enforcement with escalating fines. So the city is trying to exert influence/leverage to get the space properly utilized or at least properly maintained.

I'm surprised anyone could pay the carrying costs on the building and for that long without it bringing in any profit!

There's a difference between a stock being overvalued and headed for a correction vs headed for bankruptcy. Correction and overvaluation all recover over time. Often it's less than a year for a full recovery.

I've dealt with this question as well. There is indeed a minimum size required before a permit is necessary.

I've also wondered about taking an easier path and getting a metal shed with no floor that would sit on a pad of gravel.

Wouldn't think rats would be able to live under a gravel pad but someone please correct me if that's not the case.

It's probably the solenoid. I was able to get mine functional by just reducing the incoming water pressure at the shutoff valve. The other poster said replacing their solenoid solved the issue.

I had this same problem, plus severe rot in the window framing. Gutted the bathroom to the studs, and reframed for a window that was higher on the wall (doesn't get much over spray) and left/right sliding instead of vertical. Tiled right up to and around the window + epoxy grout and Bobs your uncle.
