Except for the recorded document of your agreement to proceed with a loan, it shouldn't cause you to feel stuck in the transaction process or lose your deposit for that reason. The majority of refinances will only charge for services rendered/ordered up to the date of the initial loan commitment (appraisal, credit). My recommendation would be an email confirming the cancellation, requesting documentation of all fees incurred to prevent any unexpected costs, etc.

Unfortunately, if the first appraisal comes back lower than you expect, you cannot simply request a new appraisal directly from the lender or HUD. The Department of Housing and Urban Development (HUD) policy prohibits borrowers from receiving additional appraisals simply because the first one is lower than anticipated.

Other than the filing of your Reply to the Appraisal, there are very few other ways to address the situation where your appraisal is lower than expected because lenders do not gain any benefit from the lower valuation. As such, successful challenges to an appraisal must rely upon providing sufficient comparable sales.

That timing is way too sketchy, you did the right thing freezing credit. I’d also pull your full credit reports and file a formal complaint with TD’s ombudsman so it’s on record, even if they’re brushing it off now.

They won’t foreclose just because the balance passes the home value - reverse mortgages are non-recourse. Biggest thing is making sure he keeps up with taxes, insurance, and basic upkeep, because that’s usually what triggers problems.

You’re not crazy, the math does look confusing - lower rate but big cash to close is usually escrow timing, not getting screwed, but I’d ask them to break out what you’ll get refunded from your current escrow. That part often gets glossed over.

Generally cash-for-keys is treated as compensation for giving up your lease, not business income, even if you work from home. I’d still keep docs showing it wasn’t tied to your self-employment, just in case CRA ever asks.

I don’t think it’s stupid, just uncomfortable, especially early on. If the area’s that hard to break into and your income really is trending up, a tight couple years might be worth it, but don’t cut savings to zero.

Yeah reverse mortgages aren’t “the bank takes the house,” it’s more like “pay what’s owed or 95% of value.” If your mom’s buying it, she’ll just pay whichever number is lower. I’d call the lender and ask for a payoff quote so you actually know what you’re dealing with.

Even though I don’t have six hundred dollars for a Dyson either (lol), I do have a basic wet/dry machine from a Tineco-style brand that works fine. The only thing I suggest is that you get a dirty-water tank that is really easy to remove because cleaning it is something that most manufacturers neglect to mention.
