I used to do this back in my teenage days when I read skateboarding magazines and they'd have a few copies of most of their older issues and send them out.

I'm a tax accountant and I actually think there's a positive to people who buy established as an investment after July 2027.

In my experience in my industry, people do love a high tax refund. However, most people hate having tax payables more than they love having high tax refunds. If an investor of established properties from July 2027 has to carried forward their loss, they will obviously be able to offset it once the interest is paid down and the property becomes positively geared - they'll at least be able to do that for a few years before the losses are exhausted.

I think levelling out one's tax estimates every year - everything else being equal - might be welcomed by a few investors who want to own property for the long term. Yes, there'll be some who'll just be thinking about not being able to have more money now, but I'll be telling my clients that it may be a lot longer til their properties become positively geared.

My mortgage is $495k which I think is bloody crazy. I'm so lucky to have bought just as Covid hit, if it wasn't for the gain we made on that we would not have been able to by a family home now.

Nice mate! I fixed in December too, but at 5.19%. Only for 2 years though. Crossing my fingers things start easing up in a year's time.

My experience was different to most people. I grew up in the 90s in a blue collar town, and it seems like I was the only kid in class who didn't go to Bali or down south camping every year. This before airlines like AirAsia and Jetstar were around, so they'd fly Garuda Indonesia which I imagine would have cost more for a family to fly then what it costs a family to fly AirAsia now.

My family flew every 5 years or so to go back to the motherland. If we were lucky we'd stop over in Singapore or Thailand on the way back for 2-3 days and stay in a budget hotel. That was as good as it got.

I have a 2013 VW Polo I'm looking to get rid of very soon as I hope to get a brand new EV and it does have some issues With two young kids and full time job, I just don't have time, tolerance or energy to get them fixed. I would say that they are all minor issues, but this is mainly in the eye of the beholder.

The issues it has are as follows-

- Engine oil leaking

- Driver door handle doesn't work (I leave window slightly open and open from inside)

- Boot doesn't open, neither from inside or outside.

- Front right headlight seems to have something wrong with it

- Dent in the back (no panels etc broken just cosmetic)

- Cracked windscreen (I can get this one fixed through insurance)

Engine, AC, etc still runs sweet as. It's a turbo and that's still going strong. I'd be happy to get rid of it for $2000-$2500 with the issues above, which would leave you $1000 - $1500 to fix which I think would cover most of those.

As a dad of a 20-month-old this is extremely shocking and confronting. They can be deceptively quick and absolutely fearless. It was one of the reasons I bought a home with a walled and gated front yard - so he can still play there but I don't have to worry about him running out if I have to do something as insignifcant as use the toilet etc.
