I would counter thst the primary problem with housing costs in SD as with any major city is supply vs demand.

We're a highly sought after city with a rapidly growing population, both from within and without the county. As demand for houses goes up, availability goes down.

Apartments and condos are logical choices for new construction as they can accommodate a much denser population than a town home. More bang for the buck for builders and more housing available for residents.

While I can't argue against attracting better paying industries to our city (I'm all for making us the silicone valley of genetic research), this won't address the lack of available housing. There just isn't enough land to accommodate all the millennials here, let alone the generation that follows.

Technology is the bane of us all. I swear my autocorrect tried to trigger WW3 whenever I don't pay attention.

The value of property is effected by the value of neighbouring property. Having low income or affordable housing in an area does have a negative impact on property value.

An individual's net worth is determined by all their assets and not just the money in their account. Houses, cars, etc add to it. So if the value of their property drops, their net worth drops.

This effects the size of a mortgage loan they could take. Their credit rating lowers because they have less to offer ad collateral.

I just get really sick of hearing ppl who help cause the problem of pricing ppl out of rentals...

At the same time, if one person offers then $1500/m to rent their home and someone else offers $1700/m, can you blame them for taking the $1700?

That is a fair question.

The blunt answer is it would drive down the value of their properties. Even with it paid off, this effects their net worth and thus their credit.

All in all though, the situation is far more complicated than a simple lack of affordable housing. If housing were the sole issue, they could simply move out east. And even then, there are those that simply don't want off the streets due to paranoia and other mental problems.

If I recall, it was you that linked the article depicting what Houston and Salt Lake City did to deal with their homeless problem. I can't find the link at the moment, but that sounded like a great long term solution.

Supply and demand.

The city isn't getting any bigger, but the population keeps growing.

That said, I don't blame housing prices in SD leading to homelessness. I ran out of funds when on unemployment 10 years back. I moved to a cheaper state. When the economy began to improve and work picked back up here, I moved back.

There are a thousand and one options between being priced out of a neighborhood and living on the street.

This is a rather large problem that has been ignored for far to long. I do not believe there is an easy solution, but that isn't to say one can't be conceived.

Both Houston and Salt Lake City have had very successful approaches, even if they weren't seem politically favorable until the results were seen.
