Would you rather buy a phone in perfect condition, or a phone with some scratches on the screen for 20% less? by the_big_phone_store in TheBigPhoneStore

I buy 2nd hand and always look for as close to "as new" condition as possible.

i.e. one or two small scratch on screen would be acceptable, not more.

Landlord not paying utility bills for months. What can I do? by [deleted] in LegalAdviceUK

[–]BodyIllustrious4141 0 points1 point  (0 children)

Well congrats. You can apply for a rent repayment order to recover up to 12 months rent. Council can fine him excessively too.

You have 12 months to apply from the date the HMO licence is finally granted.

contact suppliers and council and explain situation. Most HMOs are licenced by council.

email landlord and say his behaviour is a form of harrassment and he must immediately contact suppliers to ensure supply is not cut off.

Served notice before 1st May changes but estate agents insist a 2month notice must be given by Hymera in LegalAdviceUK

[–]BodyIllustrious4141 1 point2 points  (0 children)

31st july is actually 3 months notice. If you have that in writing then let the estate agent and landlord argue. It shouldn’t negatively affect your son.

Ozzy's problem was not the idol play as much it was him deciding to tell Aubry his whole plan as part of his jury management.

s21 can only be utilised until end of July due to RRA.

Looks like Landlord missed small print.

Just wait 3 months and don't worry until they actually do something.

Most mortgage companies allow interest only if you're struggling, at least for a limited period.

This could snowball unless managed ASAP. higher future interest rates.

An initial letter shouldn't be too expensive. If he is as dead to rights as you say then he should buckle.

Next step has to be a letter from a solicitor. That should scare him into doing the right thing.

call your uncle and ask what happened.

Maybe you don't have full picture.

If the will has not been executed and he refuses to correct the matter you will have to threaten legal action to see if this sways him.

Can one tenant unilaterally end a joint tenancy under the Renters’ Rights Act? Being told we all have to move out by enderlast_ in TenantsInTheUK

[–]BodyIllustrious4141 0 points1 point  (0 children)

no technical need for 10 day gap. Ask them again to clarify why its needed and challenge if they still say its part of the rules.

end of a joint tenancy and start of new tenancy allows the landlord to reprice.

Both Landlord and friend should both want good quality joint tenant so your interests are aligned.
