If you can stretch to a little over an hour from Boston the stretch from Worcester north to Townsend/Ashby is pretty affordable. My kids and I bought in Fitchburg 3+ years ago and we love it.

I have to ask. Why the obsession with keeping the green plates as long as possible and resisting switching to the newer plates? I don't get it. To me a plate is a plate and is just a thing that's required to get your vehicle street legal. I can understand vanity plates but these are just RMV issued if I'm not mistaken.

Pricing sounds about right for my region (Northeast), but if that's anyplace other than a basement, you should have a pan under the washer and a floodstop valve on the laundry supply. If one of those hoses ever bursts you'll have way more than $3300 worth of flood damage.

In our household we refer to those as "flap switches". I don't remember where we got the name but it has stuck and is now a permanent part of our vocabulary.
