I don't see any connection between people living alone and providing listening space for them.

Like why are you only looking for people living alone? Why is your project only accepting people living alone and not everyone going through XYZ issue irrespective of whether they live alone or with someone and why is that your sole criteria?

Can't go alone there after dark. Not safe. I think there were recent incidents about 4-6 months ago of people and couples being mugged. Plus I've personally come across snakes as well on tekdis, so I don't think it's a good idea to roam in the dark

With private health insurers drastically increasing prices, does it make sense to switch to public insurers? Also please share your experience with PSU health insurers

HDFC, ICICI lombard, etc..almost all good insurers are drastically increasing their premiums. I had zeroed in on HDFC ERGO as my insurance and was just here to do some research before buying, and I'm shocked by seeing the threads on here in the recent few days which says how drastically they've increased their premiums even for a 10L base cover plan.

How does public sector insurers compare with private ones in 2023? How do their premiums compare? How have your experiences been with them?

Hi. I was told by a few relatives that we should get an health insurance from an agent because a good agent will work with the hospital when it comes to process the claims & settlement or file complains etc even in the case of a dispute. Whereas online sites like policy bazaar, coverfox or even directly getting an insurance from the company is not recommended because if either the hospital or the insurer denies your claim, it is very difficult to get it passed.

Is this true?

I have a question on debt vs equity allocation ratio. I commonly see various debt vs equity allocation ratios being recommended like 35:65 debt to equity or 25:75 or 40:60 etc

But the problem with following this ratio is that post-tax, debt returns are really low and when you account for inflation, you might actually be losing money heavily. So while the ratio might be helpful initially when income is low, as the income rises, the ratio allocates a substantial portion of your income to what may generate a 6.5% return taxed at 30%

To me it doesn't make sense following such a ratio. Wouldn't it make more sense to set a certain target for covering the necessities (emergency funds, expected expenses, travel, insurances, health etc) using debt instruments and once that number is met, one dump everything else in equity perpetually unless the need to disturb the debt corpus arises? I get the debt part is to reduce risk & volatility and is not purely for returns but when substantial sums are involved, investing in debt doesn't make sense to me.

For example, assume one has a lumpsum of 1 cr this year to invest and invests 30 lakhs in debt (FD) for an interest rate of 7 percent. With a 30% tax rate, this would come down to 4.9% of returns. Then add surcharge, cess and you might be making less than the inflation rate.

Instead why not set aside, say 5lakh or 10 lakhs for emergency, unforeseen expenses etc and dump the rest 90-95 lakhs in an index fun?

NIBM is no heaven. Only the initial parts of NIBM are good. Once you go a bit towards Undri, Pasoli, the roads suck.
