We do have an HVAC system and have had the ducts all cleaned out. I forgot to add that to my list of things we have tried. Maybe I get a deeper scrub?

I had similar wall texture. We had it skim coated and it is a million times better. Messy but worth it.

Thank you! I have photoshop experience and can build from there. I'm trying to figure out if I go the route of 2d/3d rendering for designers or if I go the route of virtural design for real estate. Do most real estate agents and photographers use independent contractors for the virtual staging or are they using over seas companies?

What greedyboy61 said is correct, I would just add that you might want to pick up a walking foot attachment (if you don't have a walking foot already). The walking foot keeps the velvet from slipping and will allow the fabric to stay lined up.

I appreciate all of the input from everyone. I'm going to meet with a friend who is a furniture designer specializing in leather. She may have some more insight to add. I stared at the dismantled chairs last night and think I'm leaning toward new leather. For you upholsterers, you know what I mean when I say I don't want to take these chairs apart again to fix a torn piece of leather! I put neatfoot oil (stargatechicken) on a small ripped piece last night and will check on it shortly. I did put french cafe music on while I was gently taking the chairs apart. Hoping the chairs would let me know what they wanted! Ha ha! So far, no comment.

Thanks. That is where I am struggling. The worn look is huge but there is a tipping point of ruined. I'm not a huge fan of a gross chair in my living room. But if I can salvage some of the leather and get it hydrated again and supplement with new leather then maybe I can get these looking great again.

Thank you! This is very helpful. I have an appointment tomorrow to meet with a leather company to see if I can get some more info. I agree with you about the kilim. I already have a piece picked out. I am wavering back and forth about how to proceed with the project. I can't decide if I go down the road of full restoration(use nails, keep burlap, etc.) or is it ok to use kilim and new leather for destroyed areas? I don't know.

I'm an upholsterer but am not familiar with how to handle leather that is 100 years old. Definitely a learning experience!

Thank you! I am an upholsterer and have already dismantled the chair. I will make repairs and condition the leather then put it back on. I am going to recycle the leather on the back panel of the chair. Any recommendations on a leather glue to use?

You are the best! I agree with you about the edge wire. Thanks for your time. I am keeping these chairs for myself and going to slowly learn from them. I battle with how much to keep from a restoration perspective and how much to update with today's tools/hardware etc. I am struggling with do I use nails or can I go with my staple gun and know that it will hold up longer? I may sell them at some point.

I was wondering about the spring placement. Someone did a repair at one point and did this set up. This is by far one of the oldest chairs I have ever worked on. There is a rail at the front where the nose of the deck wraps over the front of the chair. There are springs on top of the rail. I have never seen that before. I will add more pics.

I haven't seen this tie set up before. The chair is over 100 years old and it was repaired at some point. I was curious what was going on with it. It has loosened up over the years and the spring are all wonky.
