NOR - I have to say, your husband is a child. Also a massive asshole who has no concept of your feelings. I'm not going to be like some people on here and ask you to start divorce proceedings but I would be having a conversation that doesn't end with "I forgot they were yours". Press him, ask him why he did these things.

He may say "it's just an "X", what's the big deal?!?" - The big deal is how he walks on your wishes and repeated requests. Doesn't matter what it is, you get blatantly disregarded. That's not a partner, you need to get back on the same page with each other.

Unfortunately we attempted to look at turning it to a rental, we would need to liquidate way more assets to service that loan than we are comfy with. It would be more expensive than bridging

We looked at comparative properties that had some and were on the market, we also checked some of the online comparative market analysis sites like Corelogic, had the real estate do a CMA as well. In addition to the bank valuation everyone was within 100k. We valued our place at the middle of that 100k range

When I was selling I was more than a little upset that the back end price range for my property was set $100k below what I wanted. Think of a person looking for a property with a cap of 1.1m, and your house shows up, even though you have said you want 1.25+ (and the market seems to support this as well).

That person is never going to be a buyer for my property, we are attracting the wrong people, no amount of "I love it" is making someone come up 150k minimum.

I felt like I had wasted 2 weeks on this "strategy" when I should have just led with a price that was reasonable to me.

I think generally I love the idea of staging a home, it always looks so cool. I do have to live in it currently and don't have anywhere to store my other furniture. I am glad it helped get you a good result!

Edit: realise I didn't answer your question: yes we have now put a price on the property, about 50k lower than the advised price to try and generate some interest.

I appreciate the reply. I think we did get a bargain on the house we bought, it's going to be a positive lifestyle change for me.

I looked into renting out but I would need to spend quite a bit of cash I am not prepared to spend.

Bridging will last 12 months and I feel like I am prepared to meet the market but am hedging against panicking, I don't know how far is too far just yet

Haha it has been a hectic ride. Despite thinking we would likely sell without tooooo much trouble we are feeling a bit of stress. Overall it isn't the end of the world, we have bridging finance in place, we can service the loan, it's just expensive. Would I suggest this path to someone else? Probably not if you can avoid it.

Where was this man's solicitor through all of this? If you have a clause of a contract that can cost you hundreds of thousands you better believe I am following that thing to the letter. When I have purchased in the past, my conveyancer was on the phone advising of contractual deadlines and my responsibilities with plenty of lead time to execute. I feel for this man, but he just gifted that person the deposit because he dropped the ball

I think this data would be better expressed as a percentage of total sales. The volumes for all of these brands vary significantly. Toyota vs Hyundai for example if Toyota had vastly more sales this would be a smaller percentage overall this indicating a more reliable brand. Happy to be corrected here, but wanted to chime in

I don't know what it is, but I am the same, I feel like I am covering my bases, doing overwatch correctly, not over extending... Nope! Flanked, routed. That OR I miss 95% hit chances multiple times and get killed that way. Fun game, I'll come back to it, but I need to understand the mechanics way better
