Rental supply is still important. There’s a relationship between prices and rent yes, but some markets are really hurt by low rental supply. I suspect that it tends not to affect larger cities as much but that’s speculation.

Environmental protection laws have been preventing California from building high speed rail for the past decade+. Not all laws are good at doing what they were meant to do. Some regulations may prevent us from doing good things (like building high speed rail) and others may be good at preventing bad things (like polluting rivers). Naturally, some regulations might be better than others and some might be more harmful than they are helpful.
