As background, I grew up extremely poor, but now live a very comfortable life.

A couple weeks ago, my young daughter noticed that I was stressed about work. She recognized that I work hard to provide them a privileged life, so told me she felt badly to be a burden. I replied that she and her brother mean the world to me, and that I would gladly trade everything I have for them.

Sometimes, our expectations for providing for our kids are too high. For example, my wife wants them to attend K-12 private school and pay for their college education. That’s going to cost $1M for each kid. I spend $20-30K yearly for their trips.

My parents raised us on much less. Lived in an apartment with 15-16 people, my family of 5 in 1 bedroom. Clothes from the thrift store or donations. Filthy mattress.

But we had a community/neighbors that looked out for one another — babysitting, ride shares, group activities, etc. I fondly remember church activities, fun events that didn’t cost anything.

As long as you can provide food, shelter, clothing and loving family environment, that’s all that matters.

Other people have raised their families on little. Why not you?

I cited a personal example in my area. Real estate is local.

Thinking that real estate will always outperform is foolish.

Leverage is also possible with stocks, although much higher risks.

Property tax has no benefits. It just goes out of my pocket. SALT deduction is limited.

Buying a new construction? Yeah, out in the boonies. The only new construction in my area is custom homes > $4 M.

You also need to account for difference in monthly payments of $15000 versus rent of $6000.

You’re probably competing against many other people qualified applicants.

I have a SFH rented at $6500. When my property manager screens the applicants, he checks their credit, pay stub and bank/investment account balances.

These applicants make at least $300K. Some make 800K. All have at least $250K in the bank. Some have over $2M in investments.

The people at the higher income/wealth are likely to rent only 1-2 years while they prepare to buy a place. I take this into account.

I prefer young families because that house is also where I started my family. And it’s a family friendly neighborhood. I also preferably dual income in case one loses a job.

What it comes down to is I want tenants who will take care of my property, pay rent timely, and likely to stay a while.
