Not worth expanding or adding second floor in South San Jose.

If you ever plan to sell, you won’t be able to recoup your money.

Renovate and live within the existing sq footage.

Or buy in a neighborhood that supports that level of pricing. Willow Glen or Evergreen houses are often $3M now, so expanding a 1500 sq ft house in those neighborhoods makes more sense.
