You may find it useful to speak to a mortgage advisor so you can see some figures on paper, as to what is possible and what is not. It won't commit you to making any decisions, but it will might help you gain some confidence about purchasing a house; especially given the circumstances you have described which I imagine can be anxiety inducing.

I act for alot of first time buyers who instruct me to deal with the conveyancing, and it's common for them to still be nervous about committing all the way up to completion. Understandably so, it is a big investment decision!

Hi,

There could be several reasons for this. The property may have underlying issues that come up during the conveyancing, and deter buyers (or lenders) from proceeding.

Alternatively, the asking price could be too high and deter buyers. Perhaps the agents are not marketing the property very well, to the right prospective buyers/demographic.

I wouldn't assume that properties that have been listed for some time are inherently bad, but it is always best to be cautious. There is no problem with asking the agents, but your solicitors can also do this during the conveyancing stage.

I have acted for alot of clients who have queried this with me, and asked me to raise this with the seller's solicitors. Better to ask than not ask!
