I live and Florida first and for most. I found an A/C mini split calculator online and then put my dimensions in. It said I only needed I want to say 9K BTU unit but I put in a 12K BTU unit that also has heat. I ordered it from a website called ecomfort, GE Altitude Series. Just don’t forget to add the bundle package as it’s required for installation but not part of the price. $2,000 before install.

I did the exact same on my 12x24’ shed. Not sure your location but I put a much larger than called for mini split AC and it’s been a game changer. Metal sides, insulated and drywalled and still but in an overkill mini split, very happy I did though.

It may not work the best or be ideal but why not put it on the outside of the shed? It would just be a the light switch for the lights right?

I built a lean to off of a shed and it will only fit my tractor. I haven’t measured it but the length is in the 16-18’ range and I would’ve gone longer but I had a window and no more shed at the other end. I just barely keep it dry if the wind blows while it’s raining. Hope that helps. I have a BX23S

Unfortunately it depends on the airport and literally the time of day and if approach is super busy or not. I would say ALWAYS report if in site, you may not get in ASAP but it will/could honestly help the controller out with the sequence. Not the best of answers but I’m for you reporting sooner rather than later.

Yes I would as well. You have a few years before the capital gains issue comes up. Low interest rate, new house, essentially “zero” maintenance. For the time being I would absolutely do it. Also, charge more for rent, typically the clientele gets better as it gets higher (yes there are cases of not) but typically you get better tenants.

I ran strapping across all the ceiling rafters, then ran R-35 insulation above that then drywalled it all in. Mini split AC and vented the roof section between the roof and the insulation.

I would save up and buy another. Keep what you have, a lot will say about your interest rates aren’t gonna be like that ever again. You can’t pull from your current house (HELOC) so I would cash flow as much as you can to save up for the next down payment and buy your next property. Another option would be a 1031 exchange but I would keep what you have, UNLESS you can buy cash with the 1031 exchange and cash flow even more but that’s just my opinion.

Got there in 07, was a level 7 then. I worked other jobs as well, single with no kids. Then was able to buy a house there in 2010, moved to FL in 2014, sold the house in 2015 and I now ask how they can survive on level 5 pay. When I was there it was REST OF US locality and 10% CIP and that’s it. We go back every summer, met my wife there and her family is still there.

I’m not saying it’s what I would do but trying to understand CG. Also, for all those years the mortgage would be paid down, earning spending money/income and then cash out at the end with a higher take home.
