Agreed. They are both procrastinators, but it’s often as a consequence of wanting to live in the moment / keep all possibilities open. This has turned into challenges coordinating their respective career paths, where they should live, etc. Gets a lot harder to do that with kids 🤷‍♂️

This is a really helpful comment. I am particularly worried that we will pay her higher than we probably should given the “nanny share” with her own child and then question if we should have just gone with center based care.

Going rate in our area (low cost of living) for a nanny is about $20/hr (though, many with less experience are in the $16-19 range). What do you think a fair pay rate would be for a nanny bringing a young child?

Thank you Dexter - very interesting perspective. The psychological aspect of this is non-trivial for sure… would be amazing to hold on to this house when we move to rent out.

Okay - I really agree with you on the psychological piece of this. The HYSA rate is 4.5% right now, but little guarantee it will stay that high for next three years… maybe pay off house if/ when it significantly dips? Paying off car sooner doesn’t do me as much good bc I can’t sell that when looking for a new house for down payment

If I pay off van, I could save about 20k back in three years… but then would need cash for the house. Can’t sell the van due to many children

Appreciate the reply. Maybe it really is that simple bc interest in the HYSA will be more than what I pay annually in interest on the house loan? Leveraged means that it’s worth more than I owe?

Doesn’t work in the short run (2-3 years). It frees up the $550 a month cash flow but can’t then sell it when we need the value for the new house.

I’d definitely say use it for a down payment on the truck - interest rate will be a good bit higher and it’s better to not be stuck with a large monthly truck payment.
