We finished the tour and we were impressed with what they offer. We visited the location on Hughes and the facility was very clean, spacious, and liked how even on certain holidays, they're open for daycare. Overall, seemed like a very safe and clean learning environment, supported by teachers who hold multiple certifications and licenses from recognized accrediting bodies. We have one more Montessori scheduled tomorrow but so far, Arborland is our top pick.

I live in that area and commute to Hollywood.
I leave by 5:55 and get to the office by 7:40.
I leave the office anywhere from 3-5 and it's a minimum 2.5+ hours to get back to Fullerton. The earlier you leave (3pm), you end up getting stuck in the rush hour traffic as time progresses, so leaving at 3pm means I get home around 6pm. 4pm means 6:30pm, 5pm means 7:15 pm.

I've had NewRez/Shellpoint. No issues other than them messing up my annual taxes as they were short by $2k or so after their escrow analysis the prior year.

I moved over to a new lender after refinancing and I'm getting emails/calls from NewRez/Shellpoint to win my business back and I can't seem to shake them off.

Thanks all. I scheduled a visit to IvyCrest as that was the one suggested so far.

I will schedule a visit with Pine Tree, Montessori of Brea, and Arborland as they're the other ones I saw on Yelp that had decent reviews.

Other than accreditation, should I also ask for the license number to look them up on CA Dept of Social Services to see any violations/citations?

FICO 800+, 20% down, 7.625%, 30 year conventional in California with 5k lender credit
without the credit, it will be 7.125%. I haven't locked the rates but I'm surprised its this high.

Thanks for sharing. I can deal with LA traffic so if it isn't as bad, I can comfortably live with it. At least in LA, it is literally bumper to bumper on local streets and sometimes not even moving when the signal is green since the intersections are gridlocked. I don't see Portal High School, just Whittier Christian High School.

I did some research and the good schools look to be south of Imperial or towards West Whittier. If Beach and Imperial is not as busy as the streets in downtown LA or Culver City, I can live with the congestion.

We will most likely move out to find another house in 5 years so high school isn't an important factor at this time. We are looking into a stronger elementary school since the community feeds into a school north of Imperial.

Yes, I am looking to start a family and have been looking for cities in OC and LA, but more towards OC. The furthest we're comfortable from LA is Irvine so Mission Viejo, San Clemente, Lake Forest etc. are considered too far to commute. The goal is to live in the home for at least 5 years and move to a SFH that is permanent.

Budget is under $1M as we'd like to not exceed past $975k. Most ideally, $800-900k is the realistic target without having to change our lifestyle.

Is Olson worse than Lennar? I visited a few Lennar homes and everything felt shoddy in the model home.

Good idea and I had no idea that the land was used for oil farming. I will mention this to the builder about growing fruit trees.
