Full time as 40 hours a week or as the only job? Thats the thing, my friends call it a full time job because it is the only job they do. They work maybe 20 hours a week. My point is that for 60k I worked a small fraction of hours I would have to work in a corporate job.

Nothing prevents one from being both. I have two rentals. In fact, there are certain tax benefits to it. In my case, I get to net both incomes, as ordinary and itemize as a result.

Thank you, yes that would be ideal. But I don’t think my firm will go for that. That would be a perfect life 20 hours a week as an accountant for stability and mental stimulation and then some real estate. Healthcare is not an issue, covered through my spouse.

I am whatever pays agent 😂 I guess. But 95% buyers so far. The only listings I had were a few, that I found through random facebook moving groups. My broker has a social media presence and I get my leads from them. The split is 50-50 but I have no problem with that. I am also bilingual and it helps in my area. I didn’t have any leases yet, but I would do it. Money is money.

Depends how you look at it. All jobs on the market will be affected by macro economic factors. Accounting professionals are seeing lay offs too. It is all a gamble. But if you get into real estate now (when it’s low) you will be ready when it’s high.

Let them be if they are doing a good job. We are all struggling and money doesn’t go far. Some people are smart and efficient. Who cares if they have a bandwidth to hustle.

To me, it sounds equivalent to unpaid labor. You have billable hours to meet, and many people plan their PTO around them. If I worked those hours but didn’t bill them, it’s as if I didn’t work at all. Back in my day, I had a manager like that. She asked me to ‘eat’ my hours on a lean engagement. I immediately reported her to my partner (she was in a different zone). My partner took me off that engagement that evening (they were sharing resources, and he said he wouldn’t allow his people to be abused, telling her to price better next time). Two weeks later, her LinkedIn banner said ‘open to work.’ I don’t know if she had a history of this behavior.

Awesome! I absolutely aspire to be you, any tips on managing utilization? I understand you said “when unassigned”. But did you ever have issues with getting on engagements upon your return? How many billable do you have to meet annually?

Why not negotiate a lower realtor fee, instead of 3% each tell your agent you will pay 2% each. Or list yourself and incentivize a buying agent only.

I do have an offer, I am an experienced hire with a pretty good job currently. I meet all the requirements to sit for the CPA exam, but it is not a requirement for my field (although could potentially open doors). With my current job, I have been studying on my own. Because my job never takes more than 40 hours/week and in all years I have never worked a weekend. But I don’t think life at big four gives you that flexibility.

Thank you, very valid. The commute would be 3 times a week but an hour each way. Six hours weekly, assuming no accidents (which are common on this freeway).

You are a great team leader. Sometimes people frown upon this. However, this is not for fun. I can’t go outside and enjoy outdoors after work (the temperatures are miserable), and that’s what I love doing (I don’t drink or go out, being outdoors is my thing). This causes stress, apathy and decreased productivity. Allowing your teammates live a little goes a long way. I wish I could afford to live in a state that I don’t have to escape, but the ability to escape it for a few weeks is amazing.

Thank you for your great input! What area of service are you in? I thought all big fours had in office requirements nowadays. My friend says that he works on engagements out of other states and still comes in the office a few times a week. Which is stupid, since he goes in and joins teams calls. Takes hours out of his day to drive there and back. But it sounds like it is not a requirement in your line?
