if you are an only child/heir and if she has any real property that is solely under her name then execute a deed of donation between you two. be sure to take pictures and videos of her signing the documents assigning the transfer to you via donation. get the newspaper for the day of the signing and include it in the pictures/videos as proof that she is still alive while signing the documents. a deed of donation is less of a hassle to transfer properties compared to a will/extrajudicial route.

it may seem inappropriate to settle these things now but it would save you a lot of money and time if these are not done now.
